agreement dated. November 12. 2004, Kevin L. Santacroce, residing at 1000 Laurel
Lane, Southold. New Yolt 11971, as Trustee:

WITNESSETH. that the pany of the first pan, in consideration of Ten Dollars and
other valuable consideration paid by the party of the second pan, docs hereby grant
and release unto the pany of the second pan, the heirs or successors and assigns of
the party of the second pan forever,
ALL that cenain plot, piece or parcel of land situate, lying and being at Southold, in
the Town of Southold County of Suffolk and State of New Yolt. bounded and
described as follows:
BEGINNING at the intersection of the westerly line of Richmond Road with the
nonhwesterly line of WelIt Mill Creek Drive, from said point of beginning running
along said nonhwesterly line of West Mill Creek Drive, South 43 clcgrees 57 minutes
SO seconds West, a distance of 153.0 feet; thence along land of \he party of the first
pan, Nonh 46 degrees 02 minutes 10 seconds West. a distance of 1411.23 feet to a
monument; thence along land of Santacroce, two courses as follows:
( I) Nonh SO degrees 31 minutes 00 seconds East, a distance of 84.20 feet to an
iron pipe: thence
(2) Nonh 71 degrees 41 minutes 30 seconds East. a distance Of 125.88 feet to an
iron pipe on said westerly line of Richmond Road; thence along said westerly
line, South 18 degrees 18 minutes 30 seconds East. a distance of 90.44 feet to
the point of beginning.
BEING AND INTENDED TO BE the same premises <:OIIveyed to \he Grantors by
Deed dated March II, 1965 and recorded in the Suffolk County Oelt's Office on
April 6, 1965 in Liber S72S page OS. .
Together with all right. title and interest. if any. of the party of the first pan in and to
any streets and roads aOOlling the above-desc:ribed premises to the center lines thereof:
Together with the appunenances and all the estate and rights of the pany of the first
pan in and to said premises:
To have and to hold the premises herein granted unto the party of the second parr. \he
heirs or successors and assigns ofthe party of \he second pan forever.
And the pany of the first pan covenants that the pany of \he first pan has not done or
suffered anything whereby the said premises have been encumbered in any way
whatever, ellcepl as aforesaid.

And the party of the first pan, in compliance with Section 13 of the Licn Law.
covenants that the pany of the: first part will receive the consideration for this
conveyance and will hold the right to Jeceive such consideration as a trust fund to be
applied first for the purpose of paying the cOSI of improvement and will apply the
same first to the payment of \he cost of the improvement before using any pan of the
total of the same for any other purpose. The word "party" shall be construed as if it
rea~ "parties' whenever the sense of this indenture so requires.
