WITNESSETH, that the party of the first part, in consideration ofTEN and No/IOO ($10.00) dollars, lawful
money of the United States, paid by the party of the second part, does hereby grant and release unto the party of the
second part, the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel ofland, with the buildings and improvements thereon erected, situate, lying
and being at East Cutchogue, in the town of Southold, County of Suffolk and State of New York, known and
designated Lot No. 10 on a certain map entitled, "Map of Little Neck Properties," filed in the office of the Clerk of
the County of Suffolk on November 30, 1973, as Map No. 6048.
TOGETHER with an easement for ingress and egress over and upon the following described premises:
ALL that certain plot, piece or parcel ofland, situate, lying and being at Cutchogue, in the Town of Southold,
County of Suffolk and State of New York, bounded and described as follows: Commencing at a point in the westerly
line of Little Neck Road which said point is located North 14 degrees 06 minutes 37 seconds West a distance of276
feet from the intersection of the Westerly line of Little Neck Road and the northerly line of Moose Trail and from
said point or place of beginning; running thence South 76 degrees 05 minutes 13 seconds West a distance of 436. 70
feet to a point; thence North 14 degrees 23 minutes 17 seconds West a distance of 631.53 feet to a point; thence
North 12 degrees 02 minutes 37 seconds West a distance of 294.65 feet to a point; thence North 75 degrees 36
minutes 23 seconds East a distance of 142.81 feet to point; thence South 14 degrees 23 minutes 37 seconds East a
distance of 70 feet to a point; thence South 14 degrees 06 minutes 37 seconds East a distance of 839.20 feet to a
point; thence North 75 degrees 53 minutes 23 seconds East a distance of286 feet to a point; thence North 75 degrees
53 minutes 23 seconds East a distance of286 feet to the Westerly line of Little Neck Road and a point; thence South
14 degrees 06 minutes 37 seconds East a distance of 19 feet to the point or place of BEGINNING.
SAID PREMISES being known as and by Street No. 515 Moose Trail, Cutchogue, New York 11935.

TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof,
TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said

TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or successors
and assigns of the party of the second part forever.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration as a
trust fund to be applied first for the purpose of paying the costs of the improvement and will apply the same first to
the payment of the cost of the improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
