a certain map entitled "Map of Sunny Shores at East Cutchogue" and filed in the Office of the Clerk
of the County of Suffolk on August 30, 1960 as filed Map Number 3231, said lot being more
particularly bounded and described as follows:
BEGINNING at a point on the Southerly side of Emory Road distant 250.0 feet Westerly from the
corner formed by the Southerly side of Emory Road with the Westerly side of Little Neck Road, said
point of beginning is also where the division line or Lots 16 and 15 on said map intersects the
Southerly side of Emory Road;
RUNNING THENCE from said point of beginning along Lot 16 South 10 degrees 46 minutes 10
seconds East 200,00 feet to Lot 21 on said map;
THENCE along Lot 21 South 79 degrees 13 minutes 50 seconds West 100.00 feet to Lot 14 on said
map;
THENCE along Lot 14 North 10 degrees 46 mi,;utes 10 seconds West 200.00 feet to the Southerly
side of Emory Road;
THENCE along the Southerly side of Emory Road North 79 degrees 13 minutes 50 seconds East
100.00 feet to Lot 16 to the point and place of BEGINNING.
BEING & INTENDED TO BE THE same premises conveyed by Deed dated May 20, 1998
and recorded May 29, 1998 in Liber 11896 Page 257.

TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting the
above described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and rights of
the party of the first part in and to said premises; TO HA VE AND TO HOLD the premises herein granted unto the party of
the second part, the heirs or successors and assigns of the party of the second pat1 forever.
AND the party of the first part covenants that the pa,"y of the first part has not done or suffered anything whereby the said
