other valuable consideration paid by the party of the second part. does hereby grant
and release unto the party of the second part. the heits or successots and assigns of
the party or the second part forever.

Deed dated March 5. 2001 and recorded in the Suffolk County Clerk's Office on
March 20. 2001 in Uher ??oo12108 page 667. the Grantor being the same person
described as the Grantee in said Deed.
Together with all right. tide and interest, if any, of the party of the fitst part in and to
any streets and roads abutting the i1bove-desc:ribed premises to the center lines thereof:
Together with the appurtenances and all the estate and rights of the party of the fitst
part in and to said premi~;
To have and to hold the premises herein granted unto the party of the second pOrt, the
heits or successors and assigns of the party of the second part forever.
And the party of the first part covenants that the party of the fitst part has not done or
suffered anything whereby the said premises have been encumbered in any way
whatever. except as aforesaid.
And the party of the first part. in compliance with Section \3 of the Lien Law.
covenants that the party of the first part will receive the consideration for this
conveyance and will hold the right to rtceive such consideration as. a trust fund to be
applied fitst for the purpose of paying the cost of improvement and will apply the
same first to the payment of the cost of the improvement before using any part of the
total of the same for any other purpose. The word "party" shall be construed as if it
read "parties" whenever the sense of this indenture so requires.

ALL that certain plot. piece or parcel of land, with buildings and improvements thereon erected.
situate, lying and being in the Town of Southold. County of Suffolk and State of New York.
more particularly bounded and described as follows:
BEGINNING at a point on the southwesterly line of Beebe Drive Extension a distance of 107.68
feet southerly and southeasterly from the intersection of the southerly line of Wilson Landing
with the westerly line of Beebe Drive Extension:
RUNNING THENCE along the southwesterly line of Beebe Drive Extension the following two
(2) courses and distances:
I) On the arc of a curve bearing to the left. having a radius of 86.37 feet. a distance of21.33
feet;
2) South 79 degrees 46 minutes 10 seconds East 146.02 feet;
THENCE South 64 degrees 23 minutes 00 seconds West 407.47 feet to the easterly line of
Eugene's Creek;
THENCE along the easterly line of Eugene's Creek the following two (2) courses and distances:
I) North 77 degrees 12 minutes 57 seconds West 86.93 feet;
2) North 42 degrees 3S minutes 57 seconds West 48.10 feet to land of Ruth Bohan;
THENCE along said land North 64 degrees 23 minutes 00 seconds East 355.71 feet to the
southwesterly line of Beebe Drive Extension and the point or place of BEGINNING.
