party of the second part,
WITNESSETH, that the party of the first part, in consideration ofTen Dollars and other valuable
consideration paid by the party of the second part, dOt;s hereby grant and release unto the party of
the second part, the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel ofland, with the buildings and improvements thereon erected,
situate, lying and being at Cutchogue, in the Town of South old, County of Suffolk and State of New
York, bounded and described as follows:
BEGINNING at a point on the southerly side of Strohson Road (Private Road) distant easterly
169.40 feet from the comer formed by the easterly side of Little Neck Road and the southerly side
of said Strohson Road which point marks the northeast comer oflands of Gordon Miller, formerly
McKay;

RUNNING THENCE along the southerly side of Strohson Road north 76 degrees 05 minutes 40
seconds east 80 feet to a concrete monument and lands of Matthew Mullen, formerly McKay;

S/ THENCE along said land south 16 degrees 54 minutes 20 seconds east 195 feet to the ordinary high
water mark of Sheep Pen Channel;
THENCE along the ordinary high water mark of Sheep Pen Channel on the following two tie lines:
(1) South 30 degrees 00 minutes west 200 feet;
(2) South 75 degrees 21 minutes west 96 feet to land of Gordon Miller, fonnerly
Goldsmith;
THENCE along said land north 29 degrees 47 minutes 00 seconds east 200 feet and north 55 degrees
06 minutes west 14.83 feet to other land of Gordon Miller, formerly McKay;
THENCE along said land north 8 degrees 54 minutes 20 seconds west 185 feet to the southerly side
of Stroh son Road, the point or place of BEGINNING.
TOGETHER WITH a right of way to and from the same from the lower end of Bay Avenue over
the lands of Mary F. Weller, Monroe D. Baldwin and Elizabeth B. Anderson, and SUBJECT TO
such rights of way and deposit as may belong to the owners of the adjoining meadows.
TOGETHER WITH a right-of-way in common with others for free and unobstructed passage on
foot or with vehicles over the private road two (2) rods in width to the public highway known as
Little Neck Road.
BEING AND INTENDED TO BE THE SAME PREMISES conveyed to the party of the first part
by deed dated October 15,1980, recorded in the Office of the Clerk of the County of Suffolk on
November 18,1980 at Liber 8915, page 558.

SAID PREMISES being known and designated as District 1000, Section 103.00, Block 10.00, Lot
17.000 on the Suffolk County Land and Tax Map, and by the street address 180 Strohson Road,
Cutchogue, New York 11935.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets
and roads abutting the above described premises to the center lines thereof;
TOGETHER with the appurtenances and all the estate and rights of the party ofthe first part in and
to said premises;
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the
party of the first part will receive the consideration for this conveyance and will hold the right to
receive such consideration as a trust fund to be applied first for the purpose of paying the cost ofthe
improvement al1dwilI'applythe same first to the payment of the cost of the improvement before
using any part of the total Of the same for any other purpose.
AND the party of the first part covenants as follows: that said party of the first part is seized of the
said premises in fee simple, and has good right to convey the same; that the party of the second part
shall quietly enjoy the said premises; that the said premises are free from incumbranes, except as
aforesaid; that the party of the first part will execute or procure any further necessary assurance of
the title to said premises; and that said party of the first part will forever warrant the title to said
premises.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year
