11935. party of the second part,
WITNESSETH, that the party of the first part, in consideration of TEN and 00/100
($10.00)
dollars, and other good and valuable consideration paid by the party of the second part, does
hereby grant and release unto the party of the second part, the heirs or successors and
assigns of the party of the second part forever,
Ail that certain plot, piece or parcei of land with the buildings and improvements thereon
erected, situate, lying and being at Cutchogue, Town of Southold. Suffolk County, New York,
known and designated as lot No. 10 on a certain map entitled "Map of Big Green Acres", and
filed in the Office of the Clerk of the County of Suffolk on July 12, 1992, as Map No. 5757,
said lot being more particularly bounded and described as follows:
BEGINNING at the comer formed by the intersection of the southwesterly comer of Stiilwater
Avenue (Track Avenue) and the southeasterly comer of Dartmouth Place;
RUNNING THENCE along the southwesterly side of Stillwater Avenue (Track Avenue)
the following two (2) courses and distances:
1. South 46 degrees 24 minutes 40 seconds East 88.13 feet;
2. South 44 degrees 42 minutes 40 seconds East 118.01 feet;
THENCE South 48 degrees 24 minutes 00 seconds West 198.99 feet;
THENCE North 45 degrees 28 minutes 20 seconds West 199.84 feet to the southeasterly
side of Dartmouth Place;
THENCE North 44 degrees 31 minutes 40 seconds East along the southeasterly side of
Dartmouth Place, 197.00 feet to the comer, the point of place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by
deed dated 8/19/98. recorded in Llber 11414 page 108 in the office of the Suffolk County
Clerk on 913/98.
TOGETHER with all right, title and interest. if any. of the party of the first part In and to any
streets and roads abutting the above described premises to the center lines thereof;
TOGETHER with the appurtenances and all the estate and rights of the party of the first part
in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the
party of the second part, the heirs or successors and assigns of the party of the second part
forever.
AND the party of the first part covenants that the party of the first part has not done or
suffered anything whereby the said premises have been encumbered. in any way whatever,
except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the lien Law. covenants that
the party of the first part will receive the consideration for this conveyance and will hold the
right to receive such consideration as a trust fund to be applied first for the purpose of paying
the cost of the improvement and will apply the same first to the payment of the cost of the
Improvement before using any part of the total of the same for any other purpose. The word

"party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.
