TOGETHER with a right—of—way for all ordinary purposes of travel and for utility purposes over a strip of land 161 feet in width to Old Pasture Road as set forth in indenture dated November 9, 1965 between Dorothy C. Fleet and Margaret Breaker and James P. Wickham recorded in Liber 5893 page 354, the center line of which is more particularly described as follows: BEGINNING at a point on the northwesterly line of Old Pasture Road, 10.07 feet northeasterly along said line from its intersection with the southwesterly line of Honeysuckle Lane, said point of beginning being the southerly corner of land conveyed by the Estate of George H. Fleet to Henry L. Fleet; running thence along said land North 35n 31' 20" West, 166.72 feet to a point 8} feet south— easterly from the southeasterly line of other land formerly of Henry L. Fleet measured at right angles thereto; thence on a line parallel to and 8} feet southeas erly from said other land formerly of Henry L. Fleet, South 490 34' 20" West, 219.36 feet to land of James P. Wickham. SUBJECT to a right—df—way in favor of Jonathan Wickham, John L. Wickham and Parnel Wickham—Sear-1, as parties of the second part in a certain deed dated November 25, 1994 and recorded in the Suffolk County Clerk's Office on December 15, 1994 in Liber 11706 page 637, for all ordinary purposes of travel and utility purposes over the northwesterly 16} feet of the premises hereinabove described.
