THIS INDENTURE, made the 3rd day of June, Two Thousand Two
BETWEEN
JACQUELINE KAMENS, residing at 70 East loth Street, Apt. 14C, New York, New York
10003,
party of the first part, and
THOMAS ROGER HEMAN, JR., residing at II 5th Avenue, Apt. 7N, New York, New York

party of the second part,
WITNESSETH, that the party of the first part, in consideration ofTen Dollars and other valuable
consideration paid by the party of the second part, does hereby grant and release unto the party
of the second part, the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being at Fleets Neck, near Cutchogue, Town of Southold, County of
Suffolk and State of New York, bounded and described as follows:
BEGINNING at a point on the southwesterly side of Pequash Avenue (Fleet's Neck Road)
where the southeasterly corner of the parcel described herein and the northeasterly corner of
land now or formerly of Allen Glover, formerly of George H. Fleet Estate, intersects the said
southwesterly side of Pequash Avenue; said point also being distant 1257.66 feet northwesterly
from the corner formed by the intersection of the southwesterly side of Pequash A venue with
the northwesterly side of Old Pasture Road;
RUNNING THENCE South 44 degrees 31 minutes 00 seconds West along the said
aforementioned land and land now or formerly of Wickhams Fruit Farm and Suffolk County,
200.00 feet to other land now or formerly of Wickhams Fruit Farm and Suffolk County;
THENCE North 45 degrees 29 minutes 00 seconds West along said land, 70.00 feet to land
now or formerly of Joseph P. Lawson;
THENCE North 44 degrees 31 minutes 00 seconds East along said land, 200.00 feet to the
southwesterly side of Pequash Avenue;
THENCE South 45 degrees 29 minutes 00 seconds East along the southwesterly side of
Pequash Avenue, 70.00 feet to the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by
deed from Michael Timpa and Roseann Timpa, dated November 30, 2000, and recorded
December II, 2000, in the Office of the Suffolk County Clerk in Liber 12089, Page 862.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any
streets and roads abutting the above described premises to the center lines thereof; TOGETHER
with the appurtenances and all the estate and rights of the party of the first part in and to said
premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second
part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered
anything whereby the said premises have been encumbered in any way whatever, except as
aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that
the party of the first part will receive the consideration for this conveyance and will hold the
right to receive such consideration as a trust fund to be applied first for the purpose of paying the
cost of the improvement and will apply the same first to the payment of the cost of the
improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
reqUires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and
year first above written.
