WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other valuable consideration paid by
the party of the second party, does hereby grant and release unto the party of the second part, the heirs or successors and
assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the Town of Southold, County of Suffolk and State of New York, bounded and described
as follows:
BEGINNING at a point on the northerly side of Middle Road, (also North Road, C.R. 48) distant 880.47 feet
westerly when measured along the northerly side of Middle Road from the corner formed by the intersection
of the northerly side of Middle Road with the westerly side of Alvah's Lane; said point of beginning where
the westerly side of land now or formerly of Watts and Hanoch meet said northerly side of Middle Road.
RUNNING THENCE South 61 degrees 13 minutes 15 seconds West along the northerly side of Middle Road,
64.76 feet;
THENCE North 29 degrees 13 minutes 45 seconds West 341.53 feet to lands now or formerly of Wickham
Estate;
THENCE North 71 degrees 03 minutes 00 seconds East along last mentioned land, 64.96 feet to land first
above mentioned;
THENCE South 29 degrees 22 minutes 30 seconds East along said land first above mentioned, 330.45 feet
to the northerly side of Middle Road, at the point or place of BEGINNING
SAID PREMISES being commonly known as 15845 Middle Road, Cutchogue, New York
BEING AND INTENDED TO BE the same premises conveyed to the parties of the first part by deed dated
12/28/90 recorded in the Office of the Clerk of the County of Suffolk on 1/14/91 in Liber 11204, page 296.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting
the above described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and rights
of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the
party of the second part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the
said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of tlle first part in compliance with Section 13 of the Lien Law, covenanl' that the party of the first part
will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to
be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the
cost of the improvement before using any part of the total of the same for any other purpose.
The work "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
