WrTNESSETH, that the party of the first part. in consideration of Ten and 00/100
($10.00) dollars,
and other good and valuable consideration paid by the party of the second part. does hereby grant and
release unto the party of the second part, the heirs or SUCC88SOrs and essigns of the party of the second part
forever,
ALL that certain plot, piece or parcel of land, situate, lying end being at MattItuck, Town of SouthoId, SUffolk
County, New York, more particularly bounded and described as follows: Beginning at a monument on the
comer formed by the intersection of the easterty side of Grand Avenue with the southerly side of Mill Road;
running thence along the southerly side of Mill Road North 66 degrees 56' 16" East 209.90 feet to land of
McDaniel and other; running thence along said land the following three (3) murse5 and dIStances: (1) South
23 degrees 03' 44" East 132.00 feel:; thence (2) North 66 degrees 56' 16" East 160.00 feel:; thence (3) North
23 degrees 03' 44" West 132.00 feet to the southerly side of Mill Road; running thence along the southerly

Being and Intended to be a portion of the premises devISed to the parties of the nrst part under the aforesaid
will. This deed Is given pursuant to Agreement between the parties of the nrst part dated January 14, 1997 In
distribution of the property of William H. Drum under the aforesaid will.
TOGETHER with all right, litIe and inlerel;l. if any. of the party of the first part In and to any strealB and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all
the estate and righlB of the party of the nrst part in end to said premilles; TO HAVE AND TO HOLD the
premises herein granled unto the parly of the second part. the heirs or successors and assigns of the parly of
the second part forever.
AND the party of the first part covenanlB that the party of the first part has not done or sutTered anything
whereby the said premises have been encumbered In any way whatever, except as aforesaid.
AND the party of the first part, In compliance with SectIon 13 of the Lien Law, covenanlB that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the Improvement and will apply the same
flfSt to the payment of the cost of the improvement before using any part of the total of the same for any other
purpose. The word -party" shall be construed as if it read "parties" when ever the sense of this Indenture so
requires.
