THIS INDENTURE, made the 7 day of September, two thousand and one
BETWEEN ALFRED SKRZYPECKI and MARY REBECCA SKRZYPECKI, his wife,
residing at 930 Sebastians Cove Road, P.O. Box 900, Mattituck, New York 11952,
party of the first part, and

residing at 250 Beacon Street, Boston, Massachusetts 02116,
party of the second part,
WITNESSETII, that the party of the first part, in consideration of ten dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the Town of Southold, at Mattituck, County of Suffolk and Stale of New York, known and
designated as Lot #8 as shown and designated on a certain map entitled "Map of Sebastians Cove, Section 2",
filed in the Office of the Clerk of the County of Suffolk on November 30, 1984 as Map No. 7807, being more
particularly bounded and described as follows:
BEGINNING at a point on the Easterly side ofSebastians Cove Road distant the following 5 courses
and distances measured along the Easterly side ofSebastians Cove Road from the Northerly end of
the curve connecting the Northerly side of Mill Road with the Easterly side of Sebastians Cove
Road:
I) Northerly along a curve to the right having a radius of 396.07 feet a distance of
146.40 feet;
2) North 17 degrees 44 minutes 40 seconds East 200.67 feet;
3) Northerly along a curve to the left having a radius of319.11 feet a distance of166.14
feet;
4) North 12 degrees 05 minutes 10 seconds West 368.74 feet;
5) Northerly along a curve to the right having a radius of70 feet a distance of63.42 feet
to the true point or place of beginning;
RUNNING THENCE Northerly and Northwesterly along the Easterly side ofSebastians Cove Road
along a curve to the left having a radius of 84.00 feet a distance of208.05 feet;
THENCE North 12 degrees 05 minutes 10 seconds West, 125.17 feet;
THENCE North 77 degrees 41 minutes 20 seconds East, 225.00 feet;
THENCE Soudi 12 degrees 05 minutes 10 seconds East, 276.17 feet;

THENCE South 77 degrees 54 minutes 50 seconds West 173.19 feet to the Easterly side of
Sebastians Cove Road at the point or place ofBEGJNNING.
BEING the same premises described in the deed to the party of the first part herein by deed from Alfred Skrzypecki dated
July 8, 1987, recorded July 8, 1987 in the Office of the Suffolk County Clerk in Liber 10360 page 226.
TOGETHER with all right, title and interest, if any of the party of the first part in and to any streets and roads abutting
the above described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and rights
of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the
party of the second part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part coveuants that the party of the first party has not done or suffered anything whereby the
said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part
will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to
be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the
cost of the improvement before using any part of the total of the same for any purpose.
The word "party" shall be construed as if it read "parties" wherever the sense of this indenture so requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year first above
written.
