THIS INDENTURE, made the

ARLENE S. SULLIVAN, residing at 1760 Crown Land Lane, Cutchogue New York 11935,
party of the first part, and
GEORGE SAMARAS and EFSTRATIA SAMARAS, husband and wife, residing at 3081 36th
Street, Astoria, New York 11103
party of the second part,
WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other valuable
consideration paid by the party of the second part, does hereby grant and release unto the party
of the second part, the heirs or successors and assigns of the party ofthe second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being at Mattituck, in the Town of Southold, Suffolk County, New
York, bounded and described as follows:
PARCEL ONE: ~l\
BEGINNING at a concrete monument set at the southwesterly corner of the premises herein
described and being the southeasterly corner of the land heretofore conveyed by Stanley L
Naugles to Carl G. Davidson by deed dated June 9, 1949 and recorded in the Suffolk County
Clerk's Office;
RUNNING THENCE along the easterly line of said Carl G. Davidson North 18 degrees 40
minutes 10 seconds West a distance of 91.28 feet to a conrete monument and which monument
is distant 108.72 feet southerly measured along said easterly line of the land of Carl G.
Davidson from another monument set at the northeasterly corner of the land of said Davidson
and the southerly line of Naug1es Drive;
RUNNING THENCE in a general easterly direction, North 71 degrees 19 minutes 50 seconds
East a distance of 111.68 feet to a concrete monument set on the westerly line of Naugles
Drive;
RUNNING THENCE in a general southerly direction along said westerly line of Naug1es
Drive, South 16 degrees 14 minutes 10 seconds East a distance of 91.36 feet to a concrete
monument;

THENCE running in a general westerly direction along land of Stanley J. and Josephine A.
Waloski, South 71 degrees 19 minutes 50 seconds West a distance of 107.08 feet to the point
or place of BEGINNING.
PARCEL TWO:
BEGINNING at a concrete monument set on the southwesterly line of Naugles Drive at the
southeasterly corner of land of Waloski, Liber 3123, page 379, and being the northeasterly
corner of the premises herein described;
RUNNING THENCE along said southwestery line of Naugles Drive, South 16 degrees 14
minutes 10 seconds East a distance of 133.26 feet to the center line of a certain 20 foot right of
way;
RUNNING THENCE in a general westerly direction on the center line of said 20 foot wide
right of way, South 74 degrees 53 minutes 10 seconds West a distance of 102.32 feet;
THENCE RUNNING in a general northerly direction along land of Naugles, North 18 degrees
40 minutes 10 seconds West a distance of 126.78 feet to a concrete monument set at the
southwesterly corner of said land of Waloski;
THENCE RUNNING along said land of Waloski in a general easterly direction, North 71
degrees 19 minutes 50 seconds East a distance of 107.08 feet East to the point or place of
BEGINNING.
SUBJECT to a right of way 10 feet in width across the southerly end of the premises herein
described.
TOGETHER with a right of way over the 10 feet adjoining the southerly line of said premises
for the purpose of ingress and egress between said premises and Naugles Drive. It being the
intention of the parties hereto that the party of the second part shall have a fee title in the said
southerly 10 feet of the premises herein conveyed, but subject, however, to an easement of
right of way over the same.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by
deed dated July 23, 1977, and recorded on August 9, 1977 in the Office of the Suffolk County
Clerk in Liber 8285, Page 108.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any
streets and roads abutting the above described premises to the center lines thereof; TOGETHER
with the appurtenances and all the estate and rights of the party of the first part in and to said
premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second
part, the heirs or successors and assigns of the party of the second part forever.

AND the party of the first part covenants that the party of the first part has not done or suffered
anything whereby the said premises have been encumbered in any way whatever, except as
aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that
the party of the first part will receive the consideration for this conveyance and will hold the
right to receive such consideration as a trust fund to be applied first for the purpose of paying the
cost of the improvement and will apply the same first to the payment of the cost of the
improvement before using any part ofthe total of the same for any other purpose.
The word "party" shall be construed as ifit read "parties" whenever the sense of this indenture so
requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and
year first above written.
