WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuahle consideration paid hy
the party of the second part, does hereby grant and release unto the party of the second part, the heirs or successors and
assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and
beingiu-the- at peconic, in the Town of Southo1d, County of Suffolk and
State of New York, bounded and described as follows:
" BEGINNING at a point on the northwesterly corner of the premises
about to be described, which point is South 330 29' 30" East 93.35
feet from a point on the southerly side of Main Road, which point is
thenorth.esterly corner of land of Rodgers and the northeasterly
corner of land of William S. Midgley, Jr.; running thence from said
point or place of beginning, North 620 29' 10" East 51.72 feet to a
monument; running thence South 100 33' 10" East 75.80 feet to a
monument; running thence South 810 57' 50" West 24.25 feet to a point;
running thence North 330 29' 30" West 64.77 feet to the point or
place of BEGINNING.
BEING AND INTENDED TO BE part of the premises conveyed to the
party of the first part by deed dated September 29, 1978 and recorded
in the Suffolk County Clerk's Office on October 2, 1978 in Liber
8507 Page 560.
The above described property contains 2,584.01 sq. ft. and is
added to and merged with a 20,117.45 sq. ft. parcel to the east
owned by William S. Midgley, Jr. and Jean D. Midgley by deed dated
May 28, 1951 and recorded in the Suffolk County Clerk's Office in
Liber 3532 Page 465 (SCTM #1000-097.00-03.00-006.000).
TOGETHER with all right, title and interest, if any, of the party of the first part, in and to any streets and roads
abulting the above-described premises to the center lines thereof; TOGETHER with the appurtenances and all the
estale and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein
granted unto the party of the second part. the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has no(' done or suffered anything whereby
the said premises have been encumbered in any way wh~ltevcr. except as aforesaid.
AND the party of the first part. in compliance with Section 13 of the Lien L<lw, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consider-
ation as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose,
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
