WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable
consideration paid by the pady of the second part, does hereby grant and release unto the party of
the second part, the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected,
situate, lying and being at Cutchogue, Town of Southold, County of Suffolk and State of New York,
being bounded and described as follows:
BEGINNING at a point distant the following two courses and distances from the corner formed by
the intersection of the northeasterly side of Cox's Lane and the northwesterly side of Main Road;
(1) northeasterly along the northwesterly side of Main Road 573 feet, more or less;
(2) North 43 degrees 05 minutes 20 seconds West, 271.67 feet to the true point of
beginning;
THENCE from said point and place of beginning in a northerly direction along the lands now or
formerly of Cox Lane Associates and along the southwesterly line of 50 feet wide right of way, North
43 degrees 05 minutes 20 seconds West a distance of 168.94 feet to a point and lands now or
formerly of Donald Grime and Jeanne Grace;
THENCE along said lands of Donald Grime and Jeanne Grace and through a 50 feet right of way
North 34 degrees 55 minutes 10 seconds East a distance of 266.92 feet to a point and lands now
or formerly of Howard Robinson;
THENCE along the lands now or formerly of Howard Robinson South 43 degrees 33 minutes 00
seconds East a distance of 168.66 feet to a point and other lands now or formerly of J.S. Orlando
and E. Orlando;
THENCE along other lands now or formerly of J.S. Orlando and E. Orlando South 34 degrees 55
minutes 10 seconds West, a distance of 268.31 feet to the point or place of BEGINNING.
TOGETHER with the benefits of a certain Right of Way recorded in Liber 8757 page 521 as
assigned in Liber 10499 page 193 and assigned in Liber 10499 page 196.
Said Right of Way is commonly known as Den-Kel Lane.
SAID PREMISES BEING ALSO KNOWN AS 200 Denkel Lane, Cutchogue, New York 11935 and
shown as Section 097.00, Block 01.00, Lot 023.006 on the Suffolk County Tax Map.
TOGETHER with all right, title an.d interest if any, of the party of the first part in and to any streets
and roads abutting thr~ ~Ve des~r.bed P(Sm ~es to the center lines thereof; TOGETHER with the
appurtenances and all~[h¢,e§tate and :righ[s,,ef,the party of the first part in and to said premises; TO
HAVE AND TO HOLD the prem ses here~n granted unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered
anything whereby the said premises have been encumbered in any way whatever, except as
aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the
party of the first part will receive the consideration for this conveyance and will hold the right to
receive such consideration as a trust fund to be applied first for the purpose of paying the cost of
the improvement and will apply the same first to the payment of the cost of the improvement before
using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.
