consideration from the parties ofthe second part, does hereby grant and release unto the parties of the
second part, the heirs or successors and assigns of the parties of the second part forever,
ALL that oarteln plot, piece or parcel of land, with the buildings and Improvements thereon erected,
situate, lying and being In the Town of Southold, County of Suffolk, State of New York, bounded and
described as follows:
COMMENCING at the southeast comer of the parcel hereby conveyed, et a point in the boundary line
between tends of Helen G. Cochren end lands now or formerly of Mills, and which point ie distant 34.86
feet on a course South 30 degrees 23 minutes 40 seconds West from the intersection of the southerly
line of Main Bay View Road with the westerly line of lend of Mills and the easterly line of lands conveyed
to Helen G. Cochr~n by Howard M. Terry and others in March 1956; running
THENCE north 30 degrees 23 minutes 40 seconds east along land of Retzter (formerly of Mills) a
distance of 163.58 feet to a point;
THENCE running north 55 degrees 02 minutes 40 seconds west a distance of 93.70 feet to a point;
THENCE running at right angles to the northerly line hereof a distance of 168.93 feet to a point:
THENCE running easterly on a curve to the right along the northerly line eta private roadway a distance
of 107.27 feet to the point of place of BEGINNING.
TOGETHER with a right of way for ingress and egress and for public utilities, in common with others,
over a strip of lend fifty feet wide extending from the southeasterly corner of said premises to Main Bay
View Road, said strip of land to he in such location es reasonably designated by Helen G. Cochran. Said
right of way shell be contiguous to and touch all points in the southerly line of the premises above
