does hereby grant and release unto the party of the second pert, the heirs or successors and assigns of the

ALL that certain plot, piece or parcel of land, situate, lying and being

BEING AND INTENDED TO BE the same premises conveyed to ELSIE M. JACOB. deceased, and Jere V.
Jacob, by deed dated July I !, 1997 recorded in the Office of the Clerk of the County of Suffolk on July 29,
1997 in Liber ! 1843 page 446.
FOGETHER with all right, title and interest, if any, of the party oftbe first part in and to any streets and
~oeds abutting the above described premises to the center lines thereof; TOG ETHER with the
appuflenances, and also ail the estate which the said decedent hed at the time of the decedent's death in said
premises, and als? the estate therein, which the Party ofthe first part has or has power to convey or dispose
nf, whether individual, or otherwi~;
FO HAVE AND TO HOLD thc premises herein ,granted unto thc party of the second part, the heirs or
~uccessors and assigns ofthe party of the second part forevcr.
AND thc Party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been incumbered in any wry whatever, except as aforesaid.
AND THE party of the first Part, in compliance with Section 13 of thc Lien l.aw, covenants that the pa~y of
the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as n trust fund to be applied first for the purpose of paying the cost of the improvement, and
will apply the same first to the payment of the cost of the improvement before using any pa~ of the total of
the same for any other purpose.

BEGINNING at a point on the westerly side ora private road distant 157.$8 feet northerly, as
measured along the westerly side of the private road from the intersection of same with thc northerly side of
Manhasset Avenue and from said point of beginning
RUNNING THENCE along land now or formerly of Gavrilovich and land now or formerly of
Dimitrios and Sariyiannis, South 84 degrees 50 minutes 50 seconds West, 227.72 feet to land now or
formerly of Raynor,
.RUNNING THENCE along said last mentioned land North 05 degrees 09 minutes 10 seconds West,
200.00 feet to land now or formerly of Gr~'esik;
RUNNING THENCE along said land now or formerly of Gr'~',esik. North 84 degrees 50 minutes 50
seconds East, 227.72 feet to the westerly side of said private road;
RUNNING THENCE along the westerly side of said private road, South 05 degrees 09 minutes 10

TOGETHER WITH a right of way to and from the premises above-dcscrihed to Manhasset or
Manhanset Avenue.
