party of the second part;
WITNESSETH, that the party of the first part, to whom Ancillary letters
testamentary were issued by the Surrogetc's Court, Suffolk County, New York on
April 24, 2007, and by virtue oftbe power and authority given in and by said last
will and testament, and/or by Article I I of the Estates, Powers and Trusts Law,
and in consideration ofTen dollars and other good and valuable considemtiun,
does hereby grant and release unto the party of the second part, the distributees or
successors and assigns of the paxty of the second part forever, the undivided fifty
(50°,4) percent interest of said Daniel J. Bore in
,,ILL that certain plot, piece or parcel of land, with thc buildings and
improvements thereon erected, situate, lying and being at East Marion, in thc
Town of SouthoJd, County of Suffolk. and State of Ne~/~York, known and
designated as Lot No. 7 on a certain map entitled, "Map of Pebble Beach Farms,
East Marion, Town of Southold, County of Suffolk, N. ew York", and filed in the
Office of the Clerk ofthe County of Suffolk, on lane'l I, 1975 as Map No. 6266,
and said premises also known as 350 The Short Lane, 'East Marion, New York;
SUBJECT TO the provisions of a Declaration recorded in the Suffolk County
Cl~rk's Office on Jane 11, 1975 in Libcr 7855 at page 9, as amended by Liber
7914 page 40 and Liber 7969 page 272.
TOGETHER with all right, title and interest, if any, of thc party of the first
part in and to any streets and roads abutting the above described premises to the
canter lines thereof;
TOGETHER with the appurtenances, and also all thc estate which thc said
decedent had at the time ofdecedent's death in said premises, and also the estate
therein, which the party of the first pail has or has power to convey or dispose of..
whether individually, or by virtu~ of said will or otherwise;
TO HA VEAND TO HOLD the pr~mises herein granted unto the party of the
second part, the heirs or successors and assigns of the party o£thc second part
forevcr.
AND the party of the first part covenants that the party of the first pan has not
done or suffered anything whereby the said premises havc been encumbered in
any way whatever, except as aforesaid.
The word "party" shall be construed as if it read "parties" whenever thc sense
of this indenture so requires.
