more particularly bounded and described as follows:
BEGINNING at a point at the southwesterly comer of the premises herein described, said point of
beginning being located the following two courses and distances from the comer formed by the
intersection of the northedy side of Peconic Bey Boulevard and the westerly side of Bray Avenue;
1) South 41 degrees 01 minutes 00 seconds West along the northerly side of Peconic Bey Boulevard.
431.24 feet to a monumant or land now or formerly of W & J Finn;
2) North 20 degrees 04 minutes 50 seconds West along said last mentioned land, 400.16 feet to a point;
RUNNING thence North 29 degrees 12 minutes 50 seconds West, 98.97 feet to the point or place of
beginning;
THENCE North 29 degrees 12 minutes 50 seconds West 470.26 feet to lend now or formerly of Henr~
Pollack;
THENCE North 70 degrees 01 minutes 10 second East, 223.44 feet to the northeast comer of the
preparty herein described;
THENCE South 19 degrees 56 minutes 20 seconds East 464.28 feet along property known as Subdivision
Section 1 of property of George Tuthill;
THENCE South 70 degrees 03 minutes 40 seconds West 147.65 feet to the point or place of
BEGINNING.
TOGETHER with and subject to a non-exclusive easement for ingress and egress and utility services of
Rtght-0f-Wey to and from Paconic Bey Boulevard over a twenty-five (25) foot strip of land more particularly
bounded and described as follows: (See Rider)
Together with ail right, title and Interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; Together with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; To Have And To Hold
the premises herein granted unto the party of the second part, the heirs or successors and assigns of the
party of the second part forever.
And the party of the first part, in compliance with Section 13 of the Lien Law, hereby covenants that the
party of Ihs first part will receive the consideration for this conveyance and will hold the dght to receive
such consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement
and will apply the same first to the payment of the cost of the improvement before using any part of the
total of the same for any other purpose.
The word "party" shall be construed as il' it read "parties" whenever the sense of this indenture so requires.
