CDCLI HOUSING DEVELOPMENT FUND CORPORATION, a New York not for profit corporation with
offices located at 2100 Middle Country Road, Centeraach, New York 11720, party of the first pert, and
JOANNE M. SENDLENSKI, residing at 205 Boisseau Avenue, Southold, New York 11971, party of the
second part,
NOTE: This dead conveys property subject to Affordable Housing Restrictions of the Town of Southold
and County of Suffolk as set forth of record.
WITNESSETH, that the party of the first part, in consideration of Ten and 0{:)/100-($10.)--Dollars, and
other good and valuable consideration paid by the party of the second part, does hereby grant and
release unto the party of the second part, the heirs or successors and assigns of the party of the
second part forever,
ALL that certain plot, piece or parcel of land, situate, lying and being at Mattituck, in the Town of
Southold, County of Suffolk and State of New York, known as Lot 2 on a certain map entitled, "Map of
Cottages at Mattituck", filed in the OIt'ioa of the Clerk of the County of Suffolk on January 30, 2007 as
Map No. 11491, bounded and described as follows:
BEGINNING at a point on the easterly side of Cottage Way distant 461.23 feet southerly as measured
along the easterly side of Cottage Way from the comer formed by the intersection of the eastedy side of
Cottage Way and the southerly side of Sound Avenue (North Road);
THENCE North 70 degrees 55 minutes 20 seconds East 133.28 feet;
THENCE South 21 degrees 50 minutes 20 seconds east 60.07 feet;
THENCE South 70 degrees 55 minutes 20 seconds West 136.38 feet to the easterly side of Cottage
Way;
THENCE North 19 degrees 16 minutes 10 seconds West along the easterly side of Cottage Way 38.25
feet;
THENCE Northerly still along the easterly side of Cottage Way along an am of a curve hearing to the
right having a radius of 100.00 feet a distance of 21.91 feet to the point or place of BEGINNING.
BEING AND INTENDED TO BE part of the premises conveyed to the party of the first part by deed
dated February 8, 2007, recorded March 5, 2007 in Liber 12494 page 982.
SUBJECT to Declaration of Covenants and Restrictions between CDCLI Housing Development Fund
Corporation and Town of Southold dated 11117/06 and recorded on 11/28/06 in Uber 12480 page 627.
SUBJECT to Declaration of Covenants and Restrictions required by Southold Town Planning Board
dated 12108/06 recorded on 12/14/06 in Liber 12483, Page 291.
SUBJECT to conditions, covenants and other terms of deed from County of Suffolk to Town of Southcld
dated February 8, 2007 and recorded March 3, 2007 in Liber 12494, Page 981.
EXCLUDING all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the
appurtenances and all the estate and rights of the party of the first part in and to said premises.
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or
successors and assigns of the par'o/of the second part forever.
AND the pan'y of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party
of the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement
and will apply the same first to the payment of the cost of the improvement before using any part of the
total of the same for any other purpose. The word 'party" shall be construed as if it read 'parties"
whenever the sense of this indenture so requires.
