CDCM HOUSING DEVELOPMENT FUND CORPORATION, a New York not for profit corporation with
offices located al 2100 Middle Country Road, Centereach, New York 11720, party of the first part, and
HENRY J. ROMANOWSKI, JR., residing at 80 Haywaters DrNe, Cutchogue, New York 11935, party of
the second part,
NOTE: This deed conveys property subject to Affordable Housing Restrictions o! the Town of Southold
and County of Suffolk as set forth of record.
WITNE$SETH, that the party o! the first part, in consideration of Ten and 001100-($10.)-Dollars, and
other good and valuable consideration paid by the party of the second part, does hereby grant and
release unto the party of the second part, the heirs or successors and assigns of the party of the
second pert forever,
ALL that certain plot, piece or parcel of land, situate, lying and being at Mattituck, in the Town of
Southold, County of Suffolk and State of New York, known as Lot 8 on a certain map entitled, "Map of
Cottages at Mattituck', filed In the Office of the Clerk of the County of Suffolk on January 30, 2007 as
Map No. 11491, bounded and described as follows:
BEGINNING at a point on the northerly side of Cottage Way distant 893.89 feet southerly as measured
along the northerly side of Cottage Way from the corner formed by the Intersection of the northerly side
of Cottage Way and the southerly side of Sound Avenue (North Road);
THENCE North 47 degrees 00 minutes 00 seconds East 169.46 feet;
THENCE North 72 degrees 34 minutes 02 seconds East 39.62 feet;
THENCE South 43 degrees 00 minutes 00 seconds East 42.90 feet;
THENCE South 47 degrees 00 minutes 00 seconds West 136.84 feet to the northerly side of Cottage
Way;
THENCE Westerly along the northerly side of Cottage Way along an arc of a curve bearing to the left
having a radius of 50.00 feet a distance of 34.01 feet;
THENCE South 77 degrees 09 minutes 36 seconds West still along the northerly side of Cottage Way
33.31 feet;
THENCE Westerly still along the northerly side of Cottage Way along an arc of a curve bearing to the
right having a radius of 50.00 feet a distance of 25.59 feet to the point or place of BEGINNING.
BEING AND INTENDED TO BE pert of the premises conveyed to the party of the first part by deed
dated February 8, 2007, recorded March 5, 2007 in Uber 12494 page 982.
SUBJECT to Declaration of Covenants and Restrictions between CDCLI Housing Development Fund
corporation and Town of Southold dated 11117/06 and recorded on 11/28J06 in Liber 12480 page 627.
SUBJECT to Declaration of covenants and Restrictions required by Southold Town Planning Board
dated 12/08/06 recorded on 12/14/06 in Liber 12483, Page 291.
SUBJECT to conditions, covenants and other terms of deed from County of Suffolk to Town of Southold
dated Februar/8, 2007 and recorded March 3, 2007 in Llber 12494, Page 981.
EXCLUDING ;~11 right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the
appurtenances end all the estate and rights of the party of the first part in and to said premises.
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or
successors and assigns of th.e party of the second pert forever.
AND the party of'the first pa~t covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party
of the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement
and will apply the same first to the payment of the cost of the improvement before using any part of the
total of the same for any other purpose. The word "party' shall be construed as if it read 'parties"
whenever the sense of this indenture so requires.
