THE ROBERT C. LAZUTA REVOCABLE TRUS~, under agreement
dated December 21, 2006, c/o ROBERT C. LAZUTA, Trustee,
residing at 935 Farmveu Road, Mattituck, NY 11952,;
party of the second part,
WITNESSETH, that the party of the first part, in
consideration of Ten Dollars and other valuable
consideration paid by the party of the second part, does
hereby grant and release quitclaim unto the party of the
second part, the heirs or successors and assigns of the
party of the second part forever, all of the party of the
first part's interest in
ALL that certain plot, piece or parcel of land, with
buildings and improvements thereon erected, situate, lying
and being at Mattituck, Town of Southold, County of
Suffolk, State of New York.

MADE A PART HEREOF
Premises being known as 935 Farmveu Road, Mattituck, New
York 11952
BEING AND IN~EN~ED TO BE the same premises conveyed to the
Grantor by Deed dated December 2, 1994 and recorded in the
Suffolk County Clerk's Office on December 8, 1994 in Liber
11705 page 825, the Grantor being the same person
described as the Grantee in said Deed.
Together with all right, title and interest, if any, of
the party of the first part in and to any streets and
roads abutting the above-described premises to the center
lines thereof;
Together with the appurtenances and all the estate and
rights of the party of the first part in and to said
premises;
To have and to hold the premises herein granted unto the
party of the second part, the heirs or successors and
assigns of the party of the second part forever.
And the party of the first part covenants that the party
of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way
whatever, except as aforesaid.
And the party of the first part, in compliance with
Section 13 of the Lien Law, covenants that the party of

ALL that certain plot, piece or parcel of land, with
buildings and improvements thereon erected, situate, lying
and being at Mattituck, Town of Southold, County of
Suffolk, State of New York, known and designated as Lot No.
32 on a certain map entitled, "Map of Farmveu Associates,"
and filed in the Office of the Clerk of Suffolk on
September 1, 1989, as Map No. 8808, together with mandatory
membership in the Farmveu at Mattituck Homeowners
Association, Inc., (hereinafter called the Association).
TOGETHER with an easement of ingress and egress by
vehicle or on foot in and to any streets or roads as shown
on the filed map; RESERVING to the party of the first part,
its successors or assigns the fee of all land lying in the
bed of any and all such streets and roads; and FVRTHER
RESERVING the right to convey the fee title to said streets
and roads together with natural drainage areas shown on the
filed map to the Town of Southold or any other municipal
authority, without the consent of any lot owner, mortgagee
or any other party, at which time the easement of ingress
and egress shall be automatically extinguished.
AND TOGETHER with the benefits and subject to the
burdens, covenants, restrictions, by-laws, rules,
regulations and easements, all as set forth in the
Amendment to Declaration (setting forth Covenants,
Restrictions, Easements, Charges and Liens), dated June 7,
1993, and recorded in the Office of the Clerk of the County
of Suffolk on the 8~ day of July, 1993, in Liber 11635 of
Coneyances at Page 684 and other covenants, restrictions,
easements and rights-of-way of record.
the first part will receive the consideration for this
conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the
purpose of paying the cost of improvement and will apply
the same first to the payment of the cost of the
improvement before using any part of the total of the same
for any other purpose. The word "party" shall be
construed as if it read "parties" whenever the sense of
this indenture so requires.

executed this Deed the day and year first above written.
