part, does hereby grant and release unto the party of the second pa~t, the heirs or successors and assigns of the

ALL that certain plot, piece or parcel of land, with the buildings and Improvements thereon erected, situate, lying
and being at Mattituck, In the Town of Southold, County of Suffol.k end State of New York, being more particularly
bounded and described es follows:
BEGINNING at the northeasterly comer hereof at a monument set on the southerly side of Sound Avenue at the
northwesterly comer of land now or formedy of Hallock, which said monument is distant easterly 4987 feet mom
or less from the comer formed by the intersection of the southerly side of Sound Avenue with the esstedy side of
RUNNING THENCE South 21 degrees 30 minutes East, along said land now or formerly of Hallock, 172.50 feet
and South 43 degrees 08 minutes 50 seconds East 27.50 feat to land now or formerly of Sayre;
RUNNING THENCE South 77 degrees 30 minutes 40 seconds West, along said last mentioned land, 143.62 feet
te land now or formerly of Saber;
THENCE North 21 degrees 29 minutes 40 seconds West, atong said last mentioned and, 200 feet to an iron pipe
set in the sbutherly side of Sound Avenue;
THENCE North 79 degrees 00 minutoa 40 seconds East along the coutheriy aide of Sound Avenue, 133.95 feet
to the paint or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the grantor by deed dated December 10, 1998
and recorded in the office of the Suffolk County Clerk on January 20, 1999 at Liber 11940 et Page 556.
TOGETHER with all fight, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof;, TOGETHER with the appurtenances and all the
es'rats end rights of the patio/of the first part in and to said premises; TO HAVE AND TO HOLD the pmmit, es herein
granted unto the party of the second pa~ the heirs or successors and assigns of the party of the second part
forever.
AND the party of the first part covenants that the party of the flrst, pa~ has not done or suffered anything whereby
the said premises have been encumbered In any way whatever, except aa aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the Party of the first
part will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust
fund to be applied first for the purpose of paying the cost of the improvement and will apply the same flint to the
payment of the cost of the improvement before using any part of the total of the same for any other purpose. The
word 'patty' shall be construed as if it read 'parties' when ever the sense of this indenture so requires.
