WITNESSETH, that tho party of the lirst part, in consideration of Ten Dollars and other valuable
consideration paid by the party of the second part, does hereby grant and release unto the party of
the second p',u't, the heirs or successors and assigns of the part}, of thc second part forever,
ALL that certain plot, piece or parcel of land. with the buildings and improvements thereon
erected, situate, lying and being at Cutchogue, Town of Sonthold, County of Suffolk and State of
New York, known and designated as Lot 6 as shown on a certain map entitled "Map of Country
Club Estates' and filed in the Ol'lice of the Clerk of the County of Suftblk on October 17, 1078
as Map Number 6736, said lot being more patnicularly bounded and described as follows:
BEGINNING at a concrete monument on the southerly side of Country Club Drive where the
same is intersected by the division line between Lots 6 and 7 as shown on the aforesaid map;
RUNNING THENCE from said point or place of beginning, South 79 degrees 55 minutes 10
seconds East, 203.16 feet along the southerly side of Country Club Drive to a concrete
monument;
RUNNING THENCE along the arc of a curve having a radius of 25.00 feet a distance of 37.24
feet to the south to a concrete monument located on the westerly side of I,inden Avenue (Moores
lane);
RUNNING THENCE South 5 degg'es 25 minutes 42 seconds West along the westerly side of
Linden Avenue (Moores lane), 144.67 feet to the division line between Lots 5 and 6;
RUNNING THENCE along said division line North 84 degrees 34 minutes 10 seconds West,
249.41 I'ect to the division line between I.nts 6 and 7; and
THENCE along said division line North 12 degrees 45 minules 50 seconds East, 187.61 feet to
the southerly side of Country Club Drive, the point or place of BEGINNING.
BEING AND INTENDED TO BE ihe same premises conveyed to the party of the first part by
deed dated September 14, 2006, and recorded October 2, 2006, in the Office of the Suffolk
County Clerk in Liber 12461, Page 880.
TOGETHER with all right, title and interest, if any. of the party of the first part in and to any
streets and roads abutting the above described premises to the center lines thereol~: TOGETHER
with the appurtenances and all the estate and rights of the party of the first part in and to said
premises; TO HAVE AND TO HOLD the premises herein granted unto the party of thc second
part, the heirs or suceessors and assigns of the party of the second part forever.
AND thc party of the first part covenants that the party of the first part has not done or suffered
anything whereby the said premises have been encumbered in any way whatever, except as
aforesaid.
AND the party oftbe first part. in compliance with Section 13 of the Lien Law, covenants that
the party of the first part will receive the consideration for this conveyance and will hold the right
to receive such considemtiun as a trust fund to be applied first for thc purpose of paying the cgst
of the improvement and will apply the same first to the payment of the cost of the improvement
before using any part of the total of the same for any other purpose.
The word '*parly" shall be construed as if it read "parties** wbencver the sense ofthis indenture so
requires.
