WITNESSETH, that the party of the first part, in consideration ofTen Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying
and being in the

TOGETHER with all right, title and interest, if any, of the party of the first part of, in and to any streets and
roads abutting the above-described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD
the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby
the said premises have been incumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
fa'st to the payment of the cost of the improvement before using any part of the total of the same for any other
purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.

evidence to be the individual(s) whose name(s) is(are) subscribed to the within instrument and
acknowledged to me that he/she/they executed the same in his/her/their capacity(ies), and that
by his/her/their signature(s) on the instrument, the individuals(s), or the person upon behalf of
which the individual(s) acted, executed the instrument, and that such individual made such
appearance before the undersigned in (insert city or political subdivision and state or
county or other place acknowledgment taken)
SCHEDULE A
ALL that certain plot, piece or parcel of land, with the buildings and
improvements thereon erected, situate, lying and being at Bayview, Town of
Southold, County of Suffolk, State of New York, known and designated as and by
Lot no. 47 on a certain map entitled, "Map of Terry Waters at Bayview, Town of
Southold, Suffolk County, New York," and filed in the Office of the Clerk of the
County of Suffolk on December 29, 1958 as Map No. 2901.
TOGETHER with an easement for ingress and egress over and upon
Watersedge Way, Longview Lane, Pleasant Place and Rambler Road for their
entire distance as shown and laid out, 50 feet wide throughout, on said above
mentioned filed map, and together with all rights and privileges contained in Liber
7255 of deeds at page 499, subject to Covenants and Restrictions set forth in
Liber 4508 of deeds at page 380, Liber 7255 of deeds at page 499, and Liber
6913 of deeds at page 256. TOGETHER with the right to use in common with
other lot owners the area known as Lot #8 and the area adjoining next southerly
thereto to the extent of 80 feet, more or less, being the northerly 80 feet to the
parcel designated on said field map as "Community Park and Beach (residents
only)."
TOGETHER with the right to use in common with other lot owners (said right
being only for the benefit of the above described premises) for bathing and
recreational purposes, the southerly 300 feet, more or less, of the parcel
designated on the above mentioned filed map as "Community Park and Beach
(residents only)."
The Premises herein are conveyed subject to an estate for life of GEORGE L.
CAVAGNARO and MARILYN COBET, who specifically reserve a life estate in
and to the said premises for each of them jointly and severally. Said life tenants
shall be responsible to pay for all maintenance and repairs, water and sewer
charges, insurance charges and taxes relating to said premises. Said life use
shall be personal to said GEORGE L. CAVAGNARO and MARILYN COBET, and
shall not be subject to assignment or lease, except as otherwise provided in this
paragraph.
In the event that the premises occupied by the aforementioned life tenants shall
remain vacant for a period of eight (8) consecutive months, then the life tenancy
shall automatically terminate and upon written notice by the then owner of the
premises to the life tenants the life tenant shall have thirty (30) days to vacate the
premises and to remove all of their household furnishings and household
property.
BEING AND INTENDED TO BE the same premises as conveyed to the grantors
by deed recorded in Liber 11830 page 339.
