The Planning Board reviewed the above mentioned subdivision proposal at
the July 1, 1996 work session.
The parcel is located in the Low-Density Residential R-80 Zoning District.
This zone requires a minimum of 80,000 square feet per lot. As per
Section 100-239 of the Zoning Code, land under water is not included in
computing the minimum lot area. Neither lot shown on the proposed
subdivision contains 80,000 square feet of upland area.
In order for the Planning Board to proceed with this subdivision, area
variances from the Zoning Board of appeals must be obtained. If your
client wishes to proceed with the subdivision, please contact the Building
Department in regard to the above mentioned variances and any other
variances which may be necessary.
If approval is obtained from the Zoning Board of Appeals, the Planning
Board will proceed with review of the proposal. Please note that the
Planning Board requires all subdivisions to be drawn at a scale of 1" =
100'. The map submitted is not acceptable for Planning Board review since
it is drawn at a scale of 1" = 50'. In addition" if ZBA approval is
obtained, the map must be drawn in compliance with the Suffolk County
Planning Commission requirements, since the Planning Board will be
referring the proposal to that agency for review.
