party of the second part,
WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration paid by
the party of the second part, does hereby grant and release unto the party of the second part, the heirs or successors and
assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and
being-+R-IDe at Cutchogue, Town of Southold, County of Suffolk and State ot-
New York, being more particularly bounded and described as follows:
'II BEGINNING at a point on the northeasterly side of Tuthill Road
(Private Road) where the same is intersected by the southwesterly corner of
land now or formerly of James Mason and Ida Mason and the southeasterly
corner of the premises about to be described herein; said point being also
distant 252.50 feet northwesterly as measured along the northeasterly side
of Tuthill Road (Private Road) from the corner formed by the intersection
of the northwesterly side of Middle Road (C.R. 48) (North Road) with the
northeasterly side of Tuthill Road (Private Road); running thence from said
point or place of beginning along the northeasterly side of Tuthill Road
(Private Road) North 540 29' oon West 94.24 feet to land now or formerly of
Town of Southold; running thence along said land North 260 44' 50" East
130.74 feet (130.7 feet deed) to land now or formerly of Alama R. Williams;
running thence along said land 94.25 feet to land now or formerly of James
Mason and Ida Mason; running thence along said land South 260 50' Ion West
132.08 feet to the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the party of
the first part by deed dated November 12, 1996 and recorded in the Suffolk
County Clerk's Office on May 20, 1998 in Liber 11894 Page 661.
TOGETHER with all right, title and interest, if any. of the party of the first part. in and to any streets and roads
abutting the above.described premises to the center lines thereof; TOGETHER with the appurtenances and all the
estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein
granted unto the party of the second part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby
the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consider-
ation as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.

written.
