THIS INDENTURE, made the 16th dayof March 2005 and
BETVVEEN TIDE GROUP INC., a domestic corporation having its principal
place of business at 320 Love Lane, Mattituck, New York 11952
party of the first part, and EUGENE CHITUK, residing at 2975 Pequash Avenue,
Cutchogue, New York 11935
party of the second pan,
VVITNESSETH, that the party of the first pan, in consideration of ten dollars and other valuable consideration paid by
the party of the second part. does hereby grant and release unto the party of the second pan. the heirs or successors and
assigns of the party of the second pan forever,
ALL that certain plot, piece or parcel of land. with the buildings and improvement' thereon erected. situate. lying and
being-itt-lile at Cutchogue, Town of Southold, County of Suffolk and State of
New York, known and designated as Lot 10 as shown on a certain map
entitled, "Map of North Fork Industrial Park" and filed in the Office of
the Suffolk County Clerk on 1/27/05 as Map No. 11215.
o,i BEGINNING at a point on the southeasterly side of Corporate Road at
the extreme northerly end of a curve connecting the northeasterly side of
Depot Lane with the southeasterly side of Corporate Road; running- thence
North 470 27' 40" East along the southeasterly side of Corporate Road
142.62 feet to a stake set on the division line between Lot 10 and Lot 9 as
shown on the above mentioned mapi-thence South 390 16' 00" East along said
division line 243.97 feet to a stake set on the division line between Lot
10 and Lot 11 as shown on the above mentioned map; thence South 470 27' 40"
West along said division line 167.68 feet to a point on the northeasterly
side of Depot Lane; thence North 380 53' 30" West along the northeasterly
side of Depot Lane 220.61 feet; thence northerly along an arc of a curve
1st above mentioned bearing to the right having a radius of 25.00 feet arc
of 37.68 feet to the southeasterly side of Corporate Road at the point or
place of BEGINNING.
This conveyance is made in the regular course of business of the party of the
first part and does not constitute all or substantially all of the assets of the
corporation.
TOGETHER with all right. title and interest. if any. of the party of the first part. in and to any streets and roads
abulling the above-described premises 10 the center lines thereof; TOGETHER with the appurtenances and all the
estate and rights of the party of the first pat! in and to said premises; TO HAVE AND TO HOLD the premises herein
granted unto Ihe pal'ty of the second part. the heirs or successors and us.liign~ of the party ufthe second pan forever.
AND the purty of the first pun covemmts that the purty of the first p..n hOls not done or suffered anything whereby
th~ said premises have been encumbered in any way whatever. except as aforesaid.
AND the party of the first part. in compliance with Section I J of the Lien Law. covenants thOlt the party of the
