PARCEL ONE All that plot, piece or parcel of land with the buildings and
improvements thereon, erected, situate, lying and being at Mattituck, Southold Town,
Suffolk County, New York, bounded and described as follows:
BEGINNING at a point at the northeasterly corner of the premises herein described at a
mean high water mark of Long Island Sound and adjoining land of Howard P. Barnes on
the east; running thence along said land of Barnes south 12 degrees 51 minutes 30 seconds
east 426.66 feet to a concrete monument and the northerly line of a 20 foot right of way;
running thence along the northerly line of said right of way south 64 degrees 23 minutes
west 172.64 feet to a concrete monument and land of Jacob and Esther P. Schatt; running
thence along said land of Schatt north 22 degrees 43 minutes 30 seconds west 374.88 feet to
the mean high water mark of Long Island Sound; running thence in a northeasterly
direction along the mean high water mark of Long Island Sound 251.38 feet to the point of
place of pegi~ing.
Together with the right, title and interest of the party of the first part of, in and to the high
water mark and under the waters of Long Island Sound adjoining said premises.
The premises herein being and intended to be the same premises conveyed to the grantor
herein by deed dated 5 June 1951 and recorded at deed 3224 page 31 at the office of the
Suffolk County Clerk.
PARCEL TWO All that certain plot, piece or parcel of land, with the buildings and
improvements thereon erected, situate, lying and being in the Town of Southold, at
Mattituck, County of Suffolk, State of New York, described as follows:
BEGINNING at a point on the north side of Reeve A venue, also know as Bailey Road at the
intersection with the westerly line of the land now or formerly known as Barnes and
running thence the following courses aDd distances:
(1) north 23 degrees 13 minutes west 97.33 feet;
(2) north 11 degrees 15 minutes 40 seconds west 306.02 feet;
(3) north 19 degrees 32 minutes 20 seconds east 102.87 feet;

The premises herein being and intended to be the same premises conveyed to the grantor
herein and Albert W. Dungan and Ellen L. Dungan, his wife and Herbert Goldschmidt and
Marion Goldschmidt, his wife, All as tenants in common by deed dated 30 August 1995 and
recorded at deed 11741 page 394 at the office of the Suffolk County Clerk on September 13,
1995.
The grantor herein Lester G. Peck retains unto himself a life estate as to both PARCEL ONE
and PARCEL TWO as his interest may appear, which will be measured by his natural life.
