BRENDAN GAYER, residing at 7 Williams Boulevard, Lake Grove, New York 11755, party of the
second part,

All that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being at Cutchogue, in the Town of Southold, County of Suffolk and State of New York, known and
designated as Lot no. 25 on a certain map entitled, "Map of Oregon View Estates," and filed in the Suffolk
County Clerk's Office on April 4, 1975 as Map no, 6241, said lot being more particularly bounded and
described as follows:
BEGINNING at a point on the southwesterly side of Horseshoe Drive distant 125.00 feet northwesterly as
measured along the southwesterly side of Horseshoe Drive from the northernmost point on the arc of a curve
formed by the intersection of the northwesterly side of Middle Road (C.R, 27) and the southwesterly side of
Horseshoe Drive;
RUNNING THENCE South 44 degrees 21 minutes 25 seconds West, 283.22 feet;
THENCE North 50 degrees 30 minutes 35 seconds West, 127.58 feet;
THENCE South 39 degrees 54 minutes 00 seconds West, 292.82 feet to a point on the southwesterly side of
Horseshoe Drive;
THENCE along the southwesterly side of Horseshoe Drive the following two (2) courses and distances:
1. Along the arc of a curve bearing to the right and having a radius of 775.18 feet, a length of 89.79 feet;
2. South 44 degrees 27 minutes 55 seconds East, 60.21 feet to the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by deed dated
6/17/78, recorded 6/30/78 in Liber 8454 page 182,
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the
premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
first to the payment of the cost of the improvement before using any part of the total of the same for any other
purpose. The word "party" shall be construed as if it read "parties" when ever the sense of this indenture so
requires.
