WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other valuable
consideration paid by the party of the second part, does hereby grant and release unto the part of the
second part, the heirs or successors and assigns of the party of the second part forever.
ALL, that certain plot, piece or parcel of land, with the buildings and improvements thereon erected,
situate, lying and being at Cutchogue in the Town of Southold, County of Suffolk and State of New
York, known and designated as Lot # 10 as shown on a certain map entitled "Map of Woodbine Manor"
and filed in the Suffolk County Clerk's Office on December 15, 1986 as Map No. 8239, and being more
particularly bounded and described as follows:
BEGINNING at a point on the northeasterly side of Duck Pond Road where same is intersected by the
division line between lots 10 and II as shown on said map; said point also being distant 275.00 feet
northerly from the extreme northerly end of an arc connecting the northeasterly side of Duck Pond Road
with the northerly side ofThar Lane; RUNNING THENCE North 19 degrees 00' 00" West, along the
northeasterly side of Duck Pond Road, 150.00 feet; THENCE North 51 degrees 00' 00" East, 270.00 feet;
THENCE South 19 degrees 00' 00" East, 150.00 feet; THENCE South 51 degrees 00' 00" West, 270.00
feet to the northeasterly side of Duck Pond Road at the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by
deed dated 5/31101and recorded 7/18/01 Liber 12130 cp 471.
The above conveyance was made with the unanimous consent in writing of all the shareholders of the
party of the first part.
The above conveyance is made in the regular course of business of the party of the first part.
TOGETHER with all right, title and interest, ifany, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof: TOGETHER with the
appurtenances and all the estate and rights of the party of the first part in and to said premises; TO
HA VB AND TO HOLD the premises herein granted unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party
of the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and
will apply the same first to the payment of the cost of the improvement before usingallx part of the total
of the same for any other purpose. .
The word "party" shall be construed as if it to read "parties" whenever the sense liOhis indenture so
reqUIres.
