ALL that certain plot, piece or parcel of land, with the
buildings and improvements thereon erected, situate, lying and
being at CUtchogue, Town of Southold, County of Suffolk and State
of New York, being known and designated as Lot ~ on a certain map
entitled, "Setoff of Persistence Properties, LLC" and filed in
the Suffolk County Clerk's Office on January 29, 2003 as Map No.
10893, and being more particularly bounded and described as

~ BEGINNING at a point that is the northwesterly corner of the
premises about to be described, which said point is distant the
following two (2) courses and distances from a point on the
northerly side of Middle Road (C.R. 48), which point marks the
point where the easterly line of land now or formerly of I.P.
Krupski intersects the said northerly side of Middle Road
(C.R. 48): (1) running thence North 490 09' 10" West 635.14 feet
along land now or formerly of I.P. Krupski to land now or
formerly of Julius Skirel; and (2) running thence North 470 15'
00" West 742.71 feet along said last mentioned land to land of
Robert A. Graeb and Phylis A. Graeb, the said point of beginning;
running thence from said point of beginning North 420 29' 30"
