After investigation and inspection the Board finds that
applicant requests permission to divide lots with less than
required area, Lots 3, 4 and 5, Cedar Beach Park, Southold.
The findings of the Board are that the request in this application
is contrary to the Bulk Requirements of the Zoning Ordinance.
The Board finds that strict application of the Ordinance
would not produce practical difficulties or unnecessary hardship;
the hardship created is not unique and would be shared by all
properties alike in the immediate vicinity of this property
and in the same use district; and the variance will change
the character of the neighborhood, and will not observe the
spirit of the Ordinance.

I. STRICT APPLICATION OF THE ORDINANCE would produce practical difficulties or unneces-
sary HARDSHIP because applicate wishes to divide the subject premises into
two separate parcels.
