WITNESSETH, that the party ofthe first part, in consideration ofTen Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel ofland, with the buildings and improvements thereon erected, situate, lying
and beingimt:h1K at Cutchogue, Town of Southold, County of Suffolk and
State of New York, more particularly bounded and described on
Schedule A attached hereto and made a part hereof.
BEING AND INTENDED TO BE the same premises described in the deed
to the grantor recorded in Liber 12045 at page 856.
TOGETHER with all right, title and interest, if any, of the party of the first part of, in and to any streets and
roads abutting the above-described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD
the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever.
AND the party ofthe first part covenants that the party of the first part has not done or suffered anything whereby
the said premises have been incumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
first to the payment of the cost of the improvement before using any part of the total of the same for any other
purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year first above
written.

ALL that certain plot, piece or parcel of land, situate, lying and being at Cutchogue in the Town of Southhold
Suffolk County and State of New York, bounded and described as follows:
BEGINNING at a puint on the northerly lineof Oregon 'R02:i at the sodhcast corner Gf[:Uld of Henry Domaleski
adjoining land of Vincent Krupski on the East said point also being the intersection of the easterly line of a 25 foot
right of way with the northerly side of Oregon Road;
RUNNING THENCE along said line four(4) courses and distances as follows:
1. North 37 degrees 22 minutes 40 seconds west, 476.75 feet;
2. North 42 degrees 29 minutes 20 seconds west, 260.73 feet;
3. North 37 degrees 52 minutes 10 seconds west, 1876.23 feet;
4. North 37 degrees 33 minutes 40 seconds west, 464.26 feet to the true point or place of beginning;
RUNNING THENCE along land of Henry Domaleski two (2) courses and distances as follows:
1. South 55 degrees 17 minutes 00 seconds west, 145.75 feet;
2. North 37 degrees 33 minutes 40 seconds west, 604.17 feet to the former high water line of the Long Island
Sound;
RUNNING THENCE along the former high water line north 71 degrees 10 minutes 20 seconds east, 153.71 feet to
"Birch Hills" subdivision;
RUNNING THENCE along said subdivision south 37 degrees 33 minutes 40 seconds east, 562.04 feet to the point or
place of BEGINNING. -
TOGETHER with the benefits and SUBJECT to the burdens of a 25 foot right of way running from the southeast
corner of said premises to Oregon Road for access between said premises and Oregon Road and for the installation of
utility equipment. The easterly line of said right of way being described as follows:
BEGINNING at the southeast corner of the premises, at the original starting point;
RUNNING THENCE along land of "Birch Hills" subdivision and land of Vincent Krupski, the following four (4)
course and distances:
