THIS INDENTURE, made this, day of April, 2005, BETWEEN ROBERT A.
I DUNN, AS SURVIVING TENANT BY AND BETWEEN THE JOINT TENANCY
BETWEEN ROBERT A. DUNN and JOSEPH A. DUNN, residing at 600 Vista Place,
Cutchogue, NY 11935, Party of the First Part TO ROBERT A. DUNN and CATHERINE
DUNN, HIS WIFE, both residing at 600 Vista Place, Cutchogue, NY 11935, Party of the
Second Part,
WITNESSETH, that the Party of the First Part, in consideration ofTen ($10.00)
Dollars paid by the party of the Second Part, does hereby grant and release unto the party
of the Second Part, the heirs or successors and assigns of the Party of the Second Part
forever.

ALL that certain plot, piece or parcel of land, with tiie buildings and improvements
thereon erected, situate, lying and being at Cutchogue, Town of Southold, County of
Suffolk, and State of New York, known and designated as and by Lot No. 10 on a certain
map entitled "Map of Vista Blufr', Van Tuyl & Son, Surveyor 11/8/67, owned and
developed by Rene Gendron, Jamesport, N.Y. and filed in the Office of the Clerk of the
County of Suffolk on March 15, 1968, as Map No. 5060, which Lot is more particularly
bounded and described as follows:
BEGINNING at a point on the southerly side of Glen Court, at the westerly end of
an arc of a curve connecting the southe~ly side of Glen Court with the easterly side of Vista
Place; running thence along the southerly side of Glen Court North 60042' 20" East, 76.45
feet; thence South 390 00' 00" East, 198.84 feet; thence South 510 00' 00" West, 100.00 feet
to the easterly side of Vista Place; thence along the easterly side of Vista Place North 390
00' 00" West, 190.94 feet; thence northerly along an arc of a curve having a radius of 21.86
feet, a distance of 38.04 feet to thesoutherlj' side of Glen Court to th~ point or place of
BEGINNING.
TOGETHER with a non-exclusive easement of a right-of-way as set forth in Deed
Liber 6614, Page 98.
SUBJECT to covenants, easements and restrictions ofrecords.
Premises known as and by 340 Vista Place, Cutchogue, NY 11935.
TOGETHER with all right, title and interest, if any, of the Party of the First Part in
and to any streets and roads abutting the above described premises to the center lines
thereof. TOGETHER with the appurtenances and all the estate and rights of the Party of
the First Part in and to said premises. TO HAVE AND TO HOLD the premises herein
granted unto the Party of the Second Part, the heirs or successors and assigns of the Party
of the Second Part forever.

done or suffered anytbing wbereby tbe said premises bave been encumbered in any way
wbatever, except as aforesaid.
AND tbe Party of the First Part, in compliance with Section 13 of the Lien Law,
covenants tbat the Party of tbe First Part will receive tbe consideration for tbis conveyance
anil will bold tbe rigbt to receive snch consideration as a trust fund to be applied first for
the purpose of paying the cost of the improvement and will apply the same first to the
payment of the cost of the improvement before using any part of the total of the same for
any other purpose. The word "party" shall be construed aS,if it read "parties" whenever
the sense of this indenture so requires.
IN WITNESS WHEREOF, the Party oftbe First Part has duly executed this Deed
the day and year first above written.
