By resolution of the Board it was determined that (a) Strict application of the Ordinance (would) (would not) produce hardship because practical difficulties or unnecessary SEE REVERSE (b) The hardship created (is) (is not) unique and (would) (would not) be shared by all properties alike in the immediate vicinity of this property and in the same use districl because SEE REVERSE (c) The variance (does) (does not) observe the spirit of the Ordinance and (would) change the characler of the district because SEE REVERSE (would not) and therefore, it was further determined that the requested variance ( ) be granted ( that the previous decisions of the Building In.specter ( ) be confirmed ( ) be reversed. be denied and SEE P. EVERSE FORM ZB4 After investigation and inspection the Board finds that applicant requests permission to:operate a building contracterts yard and to manufacture snd stere concrete p~oducts. The findings of the Board are that applicant is the owner of one acre of property and that according to the Ordinance the proposed use is basically for a contractorts yard with some manufacturi~ of concrete products, and that the plot size is adequate for a contractorts yard but does net meet the 200,000 sq. ft. Bulk Requirements for "C-l" Industrial use as set forth in Section IX. The Board finds that the public convenience and welfare and justice will be served and the legally established or permitted use of neighborhood property and adjoining use districts will not be permanently or substantially injured and the spirit of the Ordinance will be observed. THEREFORE IT WAS RESOLVED, William Grefe, New Suffolk Avenue, New Suffolk, New York, be GRANTED permission as applied for to operate a building contractor's yard, subject to the following ~- conditions: 1. That the frent yard setback shall be at least 50 feet. 2. That no more than 25% of this parcel shall be used for the storage of manufactured products. 3. That this permission is subject to site plan approval of the Planning Board. That this permission is subject to the applicant obtaining an area variance.
