REASON FOR APPEAL

1. STRICT APPLICATION OF THE ORDINANCE would produce practical difficulties or unneces-
sary HARDSHIP because the applicant wishes to divide a parcel into two pieces
with each having less than 40,000 sq. feet. Strict application of the ordinance
would result in an oversized "L" shaped parcel, with frontage on two roads,
although not a corner lot, which would be unwieldy, and cumbersome to
attractively and practically develope and improve.
2. The hardship created is UNIQUE and is not shored by 011 properties alike in the immediate
vicinity of this property and in this use district because this parcel is oddly shaped,
65,610 sq. ft in size, with frontage on two roads although not a corner lot.
The shape and size of this .parcel adapt well to the proposed division.
3. The Variance would observe the spirit of the Ordinance and WOULD NOT CHANGE THE
CHARACTER OF THE DISTRICT because two good sized parcels would be achieved,
i. e. 31,740 sq. ft and 33,870 sq. ft each with frontage on a different road.
Density would not be increased except by the addition of one possible dwelling.
The resulting parcels would be larger than others to the west and north.
Accordingly, the variance would be in keeping with the rest of the neighborhood.
