BETWEEN
KATHLEEN DePETRIS, as surviving tenant by the entirety of Wayne A, DePetris, residing at 240 Garden
Court, Southold, New York 11971, party of the first part, and
PHILIP E1 LaGRECA AND JOYCE E. LaGRECA, his wife, residing at 133 Campbell Avenue, Williston
Park, New York 11596, party of the second part,
WITNESSETH, that the party of the first part, In consideration of Ten and 00/100-($10.00)--Dollars, and
other good and valuable consideration paid by the party of the second part, does hereby grant and release
unto the party of the second part, the heirs or successors and assigns of the party of the second part
forever,
ALL that certain plot, piece or parcel of land, situate, lying and being at Southold, in the Town of Southold,
County of Suffolk and State of New York, known and designated as Lot No. 6 on a certain Map entitled,
"Map of Southold Gardens, which map was filed in the Office of the Clerk of the County of Suffolk on May
7, 1979 as Map no. 6812, said Lot being bounded and described as follows:
BEGINNING at a point on the southerly side of Garden Court distant 125.00 feet easterly from the extreme
easterly end of the arc of curve connecting the eastady side of Wells Avenue wtlh the southerly side of
Garden Court;
RUNNING THENCE along the southerly side of Garden Court the following four (4) courses and
distances:
1. North 58 degrees 08 minutes 40 seconds East, 8100 feet;
2. Along the arc of a curve bearing to the right having a radius of 185.00 feet, a distance of 96.87 feet;
3. Along the arc of a curve bearing to the right having a radius of 25.00 feet, a distance of 23.55 feet;
4. Along an arc of a curve beadng to the left having a radius of 60.00 feet, a distance of 60.45 feat;
THENCE South 5 degrees 36 minutes 40 saconds East, 117.18 feet;
THENCE South 84 degrees 23 minutes 20 seconds West, 105.00 feat;
THENCE North 31 degrees 51 minutes 20 seconds West, 150.00 feet to the southerly side of Garden
Court and the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first by deed dated
6/14/85, recorded 6/27/85 in Uber 9820 page 361.
TOGETHER with all right, title and interest, il any. of the party of the first part in and to any streets and
roads abutting the above desc, dbed premises to the center lines thereof; TOGETHER with the
appurtenances and all the estate and rights of the party of the first part in and to said premises.
TO HAVE AND TO HOLD the premises herein granted unto the party of the second pad, the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Men Law, covenants that the party of
the first part will receive the consideration for this cenveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and
will apply the same first to the payment of the cost of the improvement before using any part of the total of
the same for any other purpose. The word 'party" shall be construedas if it read 'parties" whenever the
sense of this indenture so requires.
