WITNESSETH, that the party of the first part. in consideration ofTen Dollars and other valuable
consideration paid by the party of the second part, does hereby grant and release unto the party of
the second pan, the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land. with the buildings and improvements thereon
erected, situate, lying and being in the Village of Greenport, Town of Southold, County of
Suffolk and State of New York. bounded and described as follows:
BEGINNING at a point on the easterly side of Sound Road (a/k/a Sound Avenue) .said point
being a distance of 1.535.79 feet measured in n northerly direction along the easterly side of
Sound Road (n/k/a Sound Avenue) imm Main Road (North Road);
RUNNING THENCE North 27 degrees 31 minutes 20 seconds West along Sound Road (a/k/a
Sound Avenue) 175.4 feet to a point on land formerly of King now formerly of Brown;
THENCE North 62 degrees 28 minutes 40 seconds East along last mentioned land 140.91 feet to
a point on land formerly of Greenpon Basin & Construction Corp. and now or formerly of Time
Structures, Inc.;
THENCE South 27 degrees 33 minutes 20 seconds East along last mentioned land 175.4 feet to a
point on land formerly of Stranssner and now or formerly of Gannon;
THENCE South 62 degrees 28 minutes 40 seconds West along last mentioned land 141.01 feet
m a point on the easterly side of Sound Road (a/k/a Sound Avenue) the point or place of
BI':(3INNING.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by
deed dated July 21, 1994, and recorded July 27, 1994, in the Office of the Suflblk County Clerk
in Lihcr 11687, Page 194.
TOGETHER with all right, title and interest, if any, of the part~' of the first part in and to any
streets and roads abutting the above described prcmises to the center lines thereo~ TOGEFHER
with the appurtenances and all the estate and fights o£ the party o£ the first par~ in and to said
premises; TO HAVE AND 'FO HOLD the premises herein granted unto the party of thc second
part, the heirs or successors and assigns of thc party, of the second part forever.
AND the party of the first part covenants that thc party of the first pm has not done or suffered
anything whcreby the said premises have been encumbered in any way whatever, except as
aforesaid.
AND the party of thc first part, in compliance with Scetion 13 of thc Lien Law: covenants that
the party of the first part will receive the considerstion for this conveyance and will hold the right
to rcceive such consideration as a trust fund to be applied first for the purpose of paying the cost
of the improvement and will apply the same first to the payment of the cost of the improvement
b~l'ore using any part of the total of the same for any other purpose.
The word "party" shall be construed as il'it read "parties" whenever the sense of this indenture so
requires.
