BEGINNING at a point on the southeasterly side of Wickham Avenue, (Old Middle Road), where same
is intersected by the southwesterly side of land now or formerly of Barney Sidor,
RUNNINO THENCE South 35 degrees 38 minutes 30 seconds West, 580 feet along last mentioned land
to land now or formerly of Long Island Nurseries;
THENCE South 54 degrees 21 minutes 30 seconds West along last mentioned land, 697.21 feet to land
now or formerly of Anthony T. Krupski;
THENCE along last mentioned land the following two (2) courses and distances;
I) North 34 degrees 46 minutes 10 seconds West, 2:}4,65 feet;
2) North 34 degrees 59 minutes 40 second* West, 455.34 feel to the south~a.~erly side o1' Wiekham Avenue;
THENCE North 63 degrees 25 minutes 50 seconds East along the southeasterly side of Wickham

THE CONVEYANCE of the above-described premises is made and accepted subject to a life use
reserved to the GranMr herein and to Richard T. Glrards, Sr., during their natural lives, so long as they
maintain the premises as their principal residence.
BEING the same premises describad in the Deed to the Grantor herein by Deed dated April 3, 1987 and
recorded in the Suffolk County Clerk's O~ee on April 15, 1987 in Book 10293 ot'Decds at Page 5~6.
THIS conveyance is made in the day-to-day business of the Grantor and does not constitute a transfer
of all or substantially all of the assets of the Grantor.
TOGETHER with all ri~t, title and interest, if any, of the Grantor in and to any streets nnd roads
abutting the above described premises to the center lines thereof, TOG KTH ER with the appurtenances and ali
the estate and rights of the Grantor in nnd to said premises; TO HAVE AND TO HOLD the premises herein
granted unto the Grantee, the heirs or successors and assigns of the Grantee forever.
AND the Grantor covenants that the Grantor has not done or suffered anything whereby the .said premises
have been encmnbered in any way whatever, except as aforesaid.
AND the Grantor, in compliance with Section 13 of the Lien Law, covenants that the Grantor will
receive the consideration for this conveyance nmi will hold the right to receive such consideration ns a trust fund
to he applied first for the purpose of paying the cost of the improvement and will apply the same first to the
payment of the cost of the improvement before using any part of the totsl of the same for any other purpose.
The word "party" shall be constn~ed us if it read "parties" whenever the sense of this indenture so requires.
