This Deed, made the Sill day ofOetobcr, two thousand and seven
BETWEEN
940 STANLEY ROAD CORP., II New York Corporation with offices
located at 940 Stanley Road, Mattituek, New York
party of the first part, and
MARION G. KEIDEL. residing at
244 Rockway Parkway
Yancy Stream. New York 11580
party of the second part,
WITNESSETH, that the party of the first part. in consideration ofTen Dollars and other
valuable consideration paid by the pany of the second part, does hereby grant and release
unto the party of the second part, the heirs or succes.~ors and assigns of the party of the
second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements
thereon as described in "Schedule A" annexed hereto and made a part hereof.
Said premises arc being known as 940 Stanley Road, Mattituek. New York.
Being the same premises conveyed to the pany of the first part deed from Alfred C.
Costanzo and Mary Anne T. Costanzo, dated August 2. 2000 and recorded August 8,
2000 in Liber 12061 Page 343.
TOGETHER with all right, title and interest. if any, of the party of the first part in and to
any streets and roads abutting the above described premises to the center lines thereof;
TOGETHER with the appurtenances and all the estate and rights of the party of the first
part in and to said premises; TO HAVE AND TO HOLD the premises herein granted
unto the party of the second part. the heirs or successors and assigns of the party of the
second pan forever.
AND the party of the first part covenants that the party of the first part has not done or
sutTered anything whereby the said premises have been cncumbered in any way
whatever, except as aforesaid. AND the party of the first part, in compliance with Section
13 of the Lien Law, covenants that the party of the first part will reccive the
consideration for this conveyance and will hold the right to receive such consideration as
a trust fund to be applied first for the purpose of paying the cost of the improvement and
will apply the same first to the payment of the cost of the improvement before using any
~ of the total of the same for any other purpose. The word "party" shall be construed as
tfit read "parties" whenever the sense oflhis indenture so requires.

ALL that certain plot, piece or parcel of land, with the buildings thereon erected,
situate, lying and being at Mattituck, in the Town of Southold, County of Suffolk
and State of New York, known and designated as Lot No.9 on a certain map
entitJed, "Map of Sunset Knolls," and filed in the Office of the Clerk of the County
of Suffolk on January 5, 1968 as Map No. 5023, being bounded and described
as follows:
BEGINNING at a monument located on the Northerly line of Stanley Road distant
Westerly 855.00 feet as measured along the Northerly line of Stanley Road from
the extreme Westerly end of the curve connecting the Westerly line of Luthers
Road with the Northerly line of Stanley Road, said beginning point also being the
point where the division line between Lot 8 and Lot 9 intersects the Northerly line
of Stanley Road:
RUNNING TH"ENCE North 87 degrees 11 minutes West, along the Northerly line
of Stanley Road a distance of 108.36 feet to land now or formerly of W. Morris:
THENCE North 10 degrees 55 minutes 30 seconds West a distance of 187.36
feet to land now or formerly of Stanley Sledzieski:
THENCE South 87 degrees 11 minutes East, along said last mentioned land a
distance of 152.87 feet to the division line between Lot 8 and Lot 9;
THENCE South 2 degrees 49 minutes West along the said last mentioned
division of 182.00 feet to the Northerly line of Stanley Road to the point or place
of BEGINNING.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the
day and year first above writlcn.
