TOGETHER with all right, title and inlerest, ifany, of the party of the first part in and to any streets and
roads abutting the above described premises to the ccnler lines thereof.
TOGETHER with the appurtenances and all the estate and rights of the party of the filllt part in and to said
premises.
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heilll or
sueeCSSOlll and assigns of the party of the second part forever.
AND lhe party of the filllt part covenants thaI the party oflhe filllt part has nol done or suffered anything
whereby the said premises have been incumbered in any way whatever, except as aforesaid.
AND THE party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party
of the first part will receive the consideration for this conveyance and will hold the right 10 receive such
consideration as a trust fund to be applied first for the purpose of paying the cosl of the improvement, and
will apply the same first to the payment of the cost of the improvemenl before using any part of the lotal of
the same for any other purpose. The word "party" shall be eonstrued as if it read ''parties'' whenever the
sense of this indenture so requires.

All that certain plot, piece or parcel of land situate, lying and being at Bay View in the Town of
Southold, County ofSutTolk and State of New York, known and designated as Part of Lot 18, on Map of
"Subdivision Map Cedar Beach Park, situate at Bayview, Town of South old New York", and filed in the
Office of the Clerk of the County of Suffolk on December 18, 1927, as Map No. 90 being more particularly
bounded and described as follows:
BEGINNING at a point on the northerly side of Cedar Beach Road distant 100 feet westerly from
the comer formed by the intersection of the northerly side of Cedar Beach Road with the westerly side of
Paradise Point Road (sometimes referred to as "New Road''); said point being at the division line between
lots 18 and 19 on the aforesaid map;
RUNNING THENCE along the northerly side of Cedar Beach Road, North 76 degrees 53 minules
West, 100 feet to the division line between lots 17 and 18;
TIlENCE along said division line North 13 degrees 07 minutes East, 165 feet;
THENCE thru lot 18, North 83 degrees 49 minutes 30 seconds East, 105.95 feet to the division line
between lots 18 and 19; and
THENCE along said division line South 13 degrees 07 minutes West, 200 feet to the northerly side
of Cedar Beach Road at the point or place of BEGINNING.
