ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and
being in the

bounded and described as follows:
BEGINNING at a stake set on the westerly line of Lot No.4, 50 feet
northerly along said line from the northwesterly corner of Lot No. 5 as
shown on "Map of Reydon Shore, Bayview, Long Island, New York", filed in
the Suffolk County Clerk's Office;
RUNNING THENCE westerly at a r1ght angle to said line, 48.25 feet to a
stake and land of Thompson;
THENCE on line parallel to said westerly line of Reydon Shores north 20
degrees 11 minutes 20 seconds, east 143.51 feet to a stake on the
southerly line of a private road, 20 feet wide;
THENCE along said southerly line of private road, south 59 degrees 48
minutes 40 seconds east, 48.99 feet to a stake set on said westerly line
of Reydon Shores;
THENCE along said westerly line of Reydon Shores south 20 degrees 11
minutes 20 seconds west, 135.0 feet to the point of BEGINNING.
TOGETHER with a right of way over the private roads to Bay View North
Road and right of way to the beach at the end of said private road.
BEING the same premises conveyed to grantors by deed dated 5/29/52,
recorded 5/31/52 in the Suffolk County Clerk's Office in Liber 3359 of
Deeds, page 385.
TOGETHER with all right, title and interesl, if any, of the party of the first part in and to any streets and roads abutting the
above described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and rights of
the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party of
the second part, Ihe heirs or successors and assigns of the party of the second part forever.
AND the party of Lie first part covenants that the party of the first part has not done or suffered anything whereby the said
premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part
will receive the consideration for this conveyance and will hold the right to receive su<;~ consideration as a trust fund to be
applied first for the purpose of paying the cost of the improvement and will apply the same first to Ihe payment of the cost
of the improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
