WITNESSETH,that the party of the first part,in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part,the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being tWft at Nassau Point, Town of Southold, Suffolk County, New York,-on
a map entitled, Amended ;lap A of Nassau Point, owned by Nassau Point Club Pro-
perties, Inc, , situate in the Town of Southold, Long Island, New York," and
surveyed June 28, 1922 by Otto V, Van Tuyl, CE and Surveyor, Greenport, NY and
filed in the Office of the Clerk of Suffolk County, New York, August 16, 1922
File No. 156; designated as Lot No. 168 and part of Lot 169, which said lot and
part of lot when taken together are more particularly bounded and described as
follows:
BEGINNING at a monument set in the westerly side of Nassau Point Road, said
point being where the division line between Lot 167 and 168 on the above map
intersect the said westerly side of Nassau Point Road;
RUNNING THENCE South 78 degrees 36 minutes 50 seconds West along said last
mentioned division line,, 375 feet to the easterly side of Wunneweta Road;
THENCE Northerly along{ he easterly side of Wunneweta Road along the line of
an irregular curve a distance of 130 feet, more or less, to the division line
between Lots 168 and 169 on the above map;
THENCE North 78 degrees 36 minutes 50 seconds East, along said last mentioned
lg� division line, 195 feet;
THENCE North 11 degrees 23 minutes 10 seconds West, throughsaid Lot 169, 99.93
feet to the division line between Lots 169 and 170 on the above map;
THENCE North 78 degrees 36 minutes 50 seconds East, along said last mentioned
division line, 238.04 feet to the westerly line of Nassau Point Road;
THENCE Southerly along said westerly side of Nassau Point Road alonganirregular curve, 202 feet, more or less, to the point of place of BEGINNING.

AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
