party of the first part, and SHIRLEY A. SINCLAIR, residing at 1964 River Road, Calverton, NY 11933; JOAN
MELVIN, residing at 172 Broad Avenue, Aquebogue, NY 11931; end SUZANNE HULSE, residing at 214 Sixth
Street, Gmenport, NY 11944, each as to an undivided one-third Interest therein, as tenants-in-common
party of the second part,
WITNESSETH, thai the party of the first part, in consideration of TEN and no/100ths (S10.00) dollars paid by
the party of the second part, does hereby grant and release unto the party of the second part, the beim or
successom and assigns of the party of the second part forever.
ALL that ceflain Hot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being In the Village of Greenport, Town of Southold, County of Suffolk and State of New York,
bounded and described as follows:
BEGINNING at the corner formed by the intersection of the westerly side of Carpenter Street with the
$outhedy side of Park Street;
RUNNING THENCE South 06 degrees 55 minutes 10 seconds East along the westady side of Carpenter
Street 65.57 feet;
THENCE South 82 degrees 37 minutes 40 seconds West along land formerly of Charles C. Yetter 77.0 feet;
THENCE North 06 degrees 55 minutes 20 seconds West 65.98 feet to the southerly side of Park Street;
THENCE North 82 degrees 56 minutes 10 seconds East along the southerly side of Park Street 77.0 feat to
the point or place of BEGINNING.
RESERVING, HOWEVER, a legal life estate in the above-described premises with the buildings and
Improvements thereon erected in and to the party of the first part, MARION V. KRUSZESKI, solely for the use
and occupancy of said party of the first part.
BEING AND INTENDED TO BE the same premises conveyed to EDWARD KRUSZESKI and MARION V.
KRUSZESKI, his wife, by deed made by CAROL ANN TAPMN dated November 5, 1965 snd recorded in the
Suffolk County Clerk's Office on November 8, 1985 in Liber 5854 at Page 362.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof;, TOGETHER with the appurtenances and all
the estate and rights of the party of the first part In and to said premises; TO HAVE AND TO HOLD the
)remises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
Ihs second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
flint part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying Ihs cost of the improvement and will apply the same
first to the payment of the cost of the imprevemenl before using any part of the total of the same for any other
purpose. The word "party" shall be construed as ii' it read 'parties" when ever the sense of this indenture so
requires.
