consideration paid by the party of the second part, does hereby grant and release unto the party of
the second part, the heirs or successors and assigns of the party of thc second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being in the Village of Greenport, Town o1' Southold, County of
Suffolk and State of New York, bounded and described as lbllows:
BEGINNING at a point on the northeasterly linc of Sterling Street distant 157.45 feet
southeasterly as measured along the northeasterly side of Sterling Street from ~he comer formed
by the intersection of the northeasterly side of Sterling Street and the northeasterly side of Main
Road (S.R. 25):
RUNNING THENCE North 21 degrees 00 minutes 00 seconds East ! 18.75 Ibet along land now
or formerly of Hanffs Boatyard LLC;
THENCE South 67 degrees 56 minutes 50 seconds East still along the last mentioned land 46.00
feet to land now or formerly of Richardson;
'I'HF. NCE Sou.th 21 degrees 00 minutes West along the last mentioned land 118.75 feet to the
said northeasterly side of Sterling Street;
THENCE North 67 degrees 56 minutes 50 .seconds West along the northeasterly side of Sterling
Street 46.00 feet to the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first parl by
deed from Leslie H. Kalinich, dated 8/31/2001, and recorded 9/14/2001, in the Office of the
Suffolk County Clerk in Liber 12141, Page 685.
TOGETHI~R with all right, title and interest, if any. of the party of the first part in and to any
streets and roads abutting the above described premises to the center lines thereo~ TOGETHER
with the appurtenances and all the estate and rights of the party of the first part in and to said
premises; TO HAVE AND TO HOLD the premises he.in granted unto the party of the second
part. the heirs or successors and assigns of the party of the second part forever.
AND the party of the first pan covenants that the party of the first part has not done or surlY:red
anything whereby the said premises have been encumbered in any way ~4mtever, except as
aforesaid.
AND the party of the first pan, in compliance with Section 13 of the Lien Law, covenants that
thc party ofthe first pan will receivc the consideration for this conveyance and will hold the right
to receive such consideration as a trust fund to be applied first for the purpose of paying the cost
of the improvement and will apply the same first to the payment of the cost of the improvement
before using any pan of the total of the same for any other purpose.
Thc word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.
