CARDINALS, SR., residing at 980 Peconic Bay Boulevard, Laurel, NY 11948, party of the first part, and aLERIO A. CARDINAT-~, Trustee, and his successor, of THE ~T-~IO A. CARDIIO~LE REVOCABLE TRUST, under Agreement dated August 22, 2007, with an address at No Number Main Street, P.O. Box 627, Ja~esport, New York 11947 party of the second part, WITNESSE~H, that the party of the first part, in other valuable second part, does consideration__ ~f Ten Dollars and consideration paid by the party of the hereby grant and release quitclaim unto the party of the second part, the heirs or successors and assigns of the party of the second part forever, all of the party of the first part's interest in ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and being at Laurel, Town of Southold, County of Suffolk and State of New York, bounded and described as follows= SEE SCHEDULE "A" A=-rACHED ~P.E~O AND MADE A PART w~.REOF BEING AND INTENDED TO BE the same premises conveyed to the Grantor by Deed dated May 17, 1978 and recorded in the Suffolk County Clerk's Office on May 17, 1978 in Liber 8429 page 300, the Grantor herein being the same person described as the Grantee in said Deed. Together with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting the above-described premises to the center lines thereofl Together with the appurtenances and all the estate and S(:B~DULE Ail that certain plot, piece or parcel of land with the buildings and improvements thereon erected, situate, lying and being at Laurel, Town of Southold, County of Suffolk and State of New York, bounded and described as follows: BEGINNING at a point, at the northwest corner thereof on the southerly side of Peconic Bay Boulevard, said point being the northeast corner of land as shown on Map of Dudley Park, Map #212; THENCE from said point or place of beginning, running along the southerly side of Peconic Bay Boulevard North 51 degrees 42 minutes 50 seconds East 200.00 feet to land of Martin sidor, Jr.; THENCE along said land South 23 degrees 25 minutes 20 seconds East 550.00 feet more or less, to the ordinary high water mark as same existed on June 10, 1964; THENCE along said ordinary high water mark, on a tie line South 65 degrees 18 minutes 20 seconds West 200.00 feet to the aforesaid land as shown on Hap of Dudley Park; THENCE along said land North 22 degrees 47 minutes 50 seconds West 525.00 feet to the southerly side of Peconic Bay Boulevard, the point or place of BEGINNING. Said property is known as 980 Peconic Bay Boulevard, laurel, New York. Page 4 of 4 Pages rights of the party of the first part in and to said premises; To have and to hold the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second part forever. And the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said premises have been encumbered in any way whatever, except as aforesaid. And the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will receive the consideration for this conveyance and will hold the right to receive such .consideration as a trust fund to be applied first for the purpose of paying the cost of improvement and will apply the same first to the payment of the cost of the improvement before using any part of the total of the same for any other purpose. The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
