THIS INDENTURE, made May 3,2007, among COYOTE PROPERTIES LLC,
a limited liability company organized and exisating under the laws of the Stme of New York, having
an address at Three School SUeet, Suite 207, Glen Cove, New York I 1542 (hcreinaflcr referred to
ns "Grantor"), and []ARALLAMB PAPAD[]IM ITRI, having an address at 74-10 2 !* Avenue, Apt.
I F, Astoria. New York ! 1370 (hereinafter referred to as "Grantee").
WITNKSSETH, that Grantor, in consideration of'TEN AND 00/100 ($10.00)
DOLLARS and other valuable consideration, the receipt and sufficiency of which is hereby
acknowledged, docs hereby grant and release unto Grantee and thc heirs, executors, administrators,
legal representatives, successors and assigns of Grantee forever,
ALL that certain plot, piece or parcel of land, with the
buildings and improvements thereon erected, situate, lying and
being in the Town of Southold, County of Suffolk and State of.
New York. being more particularly described in Exhibit "A"
attached hereto and made a part hereof,
PREMISES being known az and located at 39 Sound Avenue
Extension (52325 CR 48), Unit 39, Southold, New York,
TOGETHER with all right, title and interest, if any, of
Grantor in and to any streets and roads abutting the above
described premises to the canter lines thereof,
TOGETHER with the appurtenances and all the estate and
rights of Grantor in and to said premises,
BEING and intended to be the same premises conveyed by
deed dated October 3, 2003, recorded October 15, 2003 in the
Suffolk County Clerk's Office in Liber 12277, Page 974.
TO HAVE AND TO []OLD thc premises herein granted unto Grantee and thc heirs,
executors, administrators, legal representatives, successors and assigns of Grantee forever,
Grantor is thc owner ofsaid premises. Said premises is not located in an agricultural
district.
Grantor covenants that Grantor has not done or suffered anything whereby said
premises have been encumbered in any way whatever, except as set forth herein.
Grantor, in compliance with Section 13 of the Lien Law, covenants that Grantor will
receive the consideration for this conveyance and will hold the right to reccive such consideration
as a trust fund to be applied first for the purpose of paying thc cost of the impwvemcnt before using
any part of the total ofthe same for any other purpose.

CR 48, Southold in the County of Suffolk and State of New York said Unit
being desigrmted and described as Unit # 39 in a certain DeclaraLion
made pursuant to Article 9-B of the Real Property La.w of the State of New
York establishing a plan for condominium ownership of the Building and
the Land upon which the Building is situate (which Land is more
particularly described in the Declaration of Condominium recorded in the
Of[ice of the Clerk of the County of Suffolk in Liber 98~29 Page 14~2, which-
declaration and any amendments thereto, if any, are hereinafter
collecrlvely referred to as the "Declaration").This Unit is also designated
as Tax Lot 039.000 in Block 01.00 the County of Suffolk on the tax map
of the Real Property Assessment Department of the Town of Southold
TOGETHER with an undivided 2.37% interest in the Common Elements
