WARRANTY DEED
THIS WARRANTY DEED is made the ~,~' day of July, 2007, by GERALDINE M.
FRASER, individually and as Trustee of the Geraldine M. Fraser Revocable Declaration of Trust
dated October 4, 1993, with power and authority either to pmtect, conserve and to sell or to lease,
or to encumber or otherwise to manage end dispose of thc real property described in this deed,
whose post office address is 114 Moorings Park Drive, #A-$02, Naples, Florida 34105,
hercianftcr called thc Grantor, to CAROLINE M. FRASER, a single person, whose address is
240 Alvahs Lane, Cutchngue.. NY 11935, hcreinat~er called the Grantee.
WITNESSETH: That thc Grantor, for and in consideration of the sum of $10 and other
valuable consideration, rcccipt of which is hereby acknowledged, hereby granL% bargains, sells,
aliens, remises, releases, conveys and confirms unto the Orantee and assigns forever, that certain
land situated at Nassau Point or Little Hog Neck, Town of Southold, Suffolk County, New York,
and described as:
.0075 interest in Lot ~61 on a certain map entitled, "Map of Proposed Sub-Division,
Scction B, Nassau Point Club Property, Inc., situate on Nassau Point, Suffolk County,
N.Y., surveyed by Wallace H. Halsey, C.E., Southampt,o? New York, June 1919, and
filed in thc Office of the Clerk of Suffolk County, on the 4 day of October, i 919, as Map
No. 156."
Together with all the right, title and interest of thc Grantor of, in and to the land under
waters of Little Peconic Bay abutting said prcmisas.
Subject, however, to an easement over a strip of land extending fifteen feet in width along
and above the high water mark which shall form pa~ of a common roadway for the
benefit of all persons owning lands on said Nassau Point, including the Grantee.
These are the same premises conveyed to Grantor in a deed recorded August !, 1960 in
Liber 4850, pages 96-98.
THERE IS NO MONETARY CONSIDERATION FOR THIS TRANSFER.
Together with all tenements, hereditsmcnts and appurtenances thereto belonging or in
anywise appertaining.
TO HAVE AND TO HOLD unto the Grantee and assigns, the same in fee simple forever.
AND the Grantor hereby envenants with said Grantee that thc Grantor is lawfully seized
of said land in fee simple; that thc Grantor has good right and lawful authority to sell and convey
said land; that the Grantor hereby fully warrants the title to said land and will defend the same
against the lawful claims of all persons whomsoever and Grantee shall quietly enjoy the
pmmisesi subject to caseanents, restrictions and reservations of record and taxes herenftcr due
and payable, trust fund provisions of Section 13 of the lien law, and any mortgage.
