THIS WARRANTY DEED is made the ~. g" day of Suly, 2007, by GERALDINE M.
FRASER, individually and es Trustee of the Geraldine M. Fraser Revocable Declaration of Trust
dated October 4, 1993, with power and authority either to protect, conserve and to sell or to lease,
or to encumber or otherwise to manage and dispose of the real property described in this deed,
whose .l~s~g address is 114 Moorings Park Drive, #A-502, Naples, Florida 34105,
hereinaRer called the Grantor, to DOU(3ALL C. FRASER, JR., a single person, whose address
is 102 Seventh Sueet, Garden City, New York 11530, hereinafter called the Grantee.
WITNESSETH: That the Grantor, for and in consideration of the sum of $10 and other
valuable consideration, receipt of which is hereby acknowledged, hereby grants, hayo~nin% sells,
aliens, remises, releases, conveys and confirms unto the Grantee and assigns forever, that certain
land situated at Nassau Point or Little Hog Neck, Town of Southold, Suffolk County, New York,
and described as:
.0075 interest in Lot #61 on a certain map entitled, "Map of Proposed Sub-Division,
Section B, Nassau Point Club Property, Inc., situate on Nassau Point, Suffolk County,
N.Y., surveyed by Wallace H. Halsey, C.E., Southamp~? New York, June 1919, and
filed in the Office of the Clerk of Suffolk County, on the 4 day of October, 1919, as Map
No. 156.'
Togethar with nil thc right, title and interest of thc Grantor of, in and to the land under
waters of Little Peconic Bay abutting said premises.
Subject, however, to an easement over a strip of land extendi.ng flReen feet in width along
and above the high water mark which shall form part of a common roadway for the
benefit of all persons owning lands on said Nassau Point, including the (3mntee.
These are thc same premises conveyed to Gramor in a deed recorded August I, 1960 in
Liber 4950, pages 96-98.
THERE IS NO MONETARY CONSIDERATION FOR THIS TRANSFER.
Together with all tenements, hereditaments and appurtenances thereto belonging or in
anywise appertaining.
TO HAVE AND TO HOLD unto the Grantee and assigns, the same in £ce simple forever.
AND the Grantor hereby covenants with said Grantee that the Grantor is lawfully seized
of said land in fee simple; that thc Grantor has good right and lawful authority to sell and convey
said land; that the Grantor hereby fully warrants thc titlc to said land and will defend the same
against thc lawful claims of ail persons whomsoevcr and Grantoc shall quietly enjoy the
premises: subject to casements, restrictions and reservations of record and taxes hereafter due
and payable, trust fund provisions of Section 13 of the lien law, and any mortgage.
IN WITNESS WHEREOF, the said Grantor has signed and sealed these presents the day
and year first above wrilten.
