BEING and intended to be the same premises conveyed by deed dated July I, 1977 and recorded on July
14, 1977 at LIBER 8269 Page 216. The Grantor herein is Ihe father of all Grantees including.lames F. ldcFarland
residing at 27 Satucket Avcauc, Ocean Bluffs, MA 02065.
SAID PREMISES being known as and by 1130 Little Peconic Bay Road, Cutchogue. NY.
SUBJECT to the Grantor reserving for Grunter's life. a life estate, including the possession, use and
enjoyment oftbe premises. Said possession, u~ and enjoyment shall he personal to the Grantor. The Grantor
will pay nil taxes and maintenance fees of the premises during the Grunter's lifetime.
TOGETHER with all right, tithe and interest, if any. of the party of the first part in and to any streets and
roads abutting the above described premises to the cemcr lines thereof,

TO HAVEAND TO HOLD the premises herein granted unto the party of the second part. the heirs or
successors and assigns of the party of the ~econd part forever.
AND the party of the first part, in compliance with Section 13 of the Lieu Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold thc right to receive such
consideration as a trust fund to he applied first for the purpose of paying the costs of the improvement and will
apply thc same first to the payment of the cost of the improvement before using any pan of the total of the same
for any other purpose.
AND the party of the first pan covenants as follows:
FIRST. That said party of the first part is seized of the ~id premises in fee simple, and hot good right to

THIRD. That the said premises are free from encumbrances, except as aforesaid;
